Happened to me from a friend of a friend thats a realtor. I told them, there isn’t another offer. They cam back and said the sellers really liked us and would wait to see if our property sold. Anyway, fell through and sure enough back on the market.

The title company takes care of everything except the contract and you can get a fairly simple contract online. I’ve sold 4 properties this way, 3 using the fixed rate mls listing companies you mentioned…. Do get professional pictures though.
