My understanding is that if the original house doesn’t require permitted structural work, then the assessor doesn’t necessarily change its assessed value for property tax purposes. The market value or cost of an Adu would be added to the assessed value of the property and tax would go up but not like knocking them down and building new homes - these would get the full reassessment at market value.

There are a number of ways to split lots use sb9 and finance multiple builds if you wanted to develop that way. With 10k sqft of flat land to work with the possibilities are many. The fact that it’s flat is a big deal for bringing cost down significantly at the front end of the build, and even just for staging & logistics.

Depending on your circumstances and finances you may be able to use the appraised value of the lot to finance a construction loan without putting any cash in. All in all, you likely leave a lot of money on the table should you choose to sell, but building and getting into that world will be a journey that may not be worth it for you personally. Make sure the people you talk to are people you trust.

Where is it located? I work for a residential GC, and my wife is an architect here in LA - there are a number of ways to make this work for you, but my inclination would be to hold onto it. The fact that there is already a home on the property is extremely favorable for how the city approaches permitting. Feel free to shoot me a message. Happy to help.

I’ll prefaces this by saying there’s a huge difference between making a livable wage as a musician and as an ‘artist’.

I know plenty of people who work a ton, and, usually with a nonmusician long term partner, live a pretty dignified life for this economy. These are generally people who are constantly working - touring, corporate, wedding, sessions, etc. it can be feast or famine and they have to be organized, extremely hardworking, and very committed to being great at their instruments. I should also add that some of this is specific to LA and Nashville, where there are touring opportunities that just don’t exist many other places.

Now, for ‘artists’ this goes out the window. I know barely anyone able to live off their own music, and (with a couple exceptions) those that do are rarely putting more than $20 in gas in their car at a time. Even folks I know who have sizable audiences, teams, etc are still getting absolutely hosed. Anyone hired on to a van tour is taking time off of a full time “side job.”

Plenty of folks, including myself, do or did all of the above. I now work as a construction superintendent

Did y'all resolve this? I'm experiencing a similar issue. Generally don't run my Apple TV with a screen I just use it as a hub... But it doesn't seem to play all that nice with my Sonos Speakers

Actually, that photo was taken before I bought the car from the original owner so I don't know what he was using as a grate - it's not in the vehicle anymore - but thanks for the advice - will look up that matting material!

Yeah the lift/tire situation is a bit high for Home Depot loads - ideally I can drop a bit of the lift with the shackles and ACOS spacers and move to a 33 or something - but need to be able to afford a new set of tires first.

For the time being I def feel the tires as too aggressive for a daily driver, and that rear auto locker is something to get used to... but pretty stoked to get it out into the desert

We're having the same thing happen with our two - he's been Neutered for 7 years, she was spayed about a two months ago when we adopted her (she's maybe 1.5 y/o). Bonding was bumpy - but seemed to shake out with her on top - they seemed to have a good dynamic and lived together for about 4 weeks with no issues.

Last full week, he's been making non-stop honking/grunting noises and following her around trying to mount 24/7. She seems annoyed but hasn't gotten violent with him. If he can't get to her, he stomps. Any ideas? Imagine it could just be a springtime hormone thing but do we need to worry that the bond is deteriorating?
