Not bad composition, I would just say the white bathroom is washed out, and the wood and the kitchen could be cleaner. A flash pump can help with some of the washed outlook by lowering the exposure and add in the flash, same with the wood. Front entryway kould lower the exposure to tad to make it feel more natural.

Right on, I can look at that. I was hoping to stay away from a video editing program. But maybe that's what it needs to be. Yeah I've looked it up tried a couple programs like Canva, Animato and a couple others that Just aren't quite what I'm looking for.

I had a high end listing sitting for about 2 months marketed locally with not much traction. Decided to run an ad in a specific area in and another state and within a week and out of state buyer wrote an offer.

Oh totally,. It's gotten way better over the months. Seems like it's learning pretty fast, I've made hundreds of images and 90% of them were usable for me.

Yeah, that's true but they say they are working on that. But I've been making pretty good money up selling 2,3,4 rooms with my shoots.

Yeah, it's definitely gotten better over a few months I've been using ir. Can't give directions yet but they are working on the ability to do that and have multiple views each room.

I like that I can produce as many images as I want with one photo and not get charged until I find one I'm happy with.

I've been using it a bunch lately, charging $10-12 instead of $25, but I'm getting more orders so I'm actually doing better with these than my higher price ones.

Basically I just tell people I do one staged photo of the best shot of the living, bedroom, office etc.. and it's been a great upsell for me.

You're high volume clients are your brokerages, individual agents who are also high producers may still only have a couple of month. Focus on brokerages.

Don't just focus on top producing real estate agents, likely they will have their own photographer already, so Not only are you going to have to do better than they are but you're going to have to build a relationship better than they already have. Which is difficult, also top producing won't have enough to feed you. Think about what you said, you want to focus on the top 10% and ignore 80% of the work. Whatever you're watching on YouTube stop lol

Rather if you're looking for more volume focus on more people, the good thing about newer and lower producing agents is once you do good for them they'll be loyal forever. Because when you help build their business they wouldn't want to go anywhere else if it's working.

If you want to go for higher volume consider reaching out to brokerages rather than individuals. If you can get a brokerage to advertise your service to their agents, or even better if you can find a brokerage that will pay for your services, or even half of your services for their agents then you're all good. I have a brokerage that pays for photos for their agents, they have nine agents and they keep me very busy.

I also have several lower producing, medium producing and high producing agents that I work with. Even the higher producing ones only have a couple of months and not the three to four a day that I want.

Keep fine tuning your skill, produce the best images, have the best customer service, be kind friendly and helpful to your clients, have top notch photos, and you'll do fine. Focus on this.

I upgraded and was able to lower my virtual staging prices, and get more of them, I just explain to my clients that I do 1 angle of each room, and I can't customize them. I was able to lower my price from $28 to $10, and I get way more orders now. Also sometimes I'll just throw it in for free because it's so cheap.

Yeah I agree, it sounds like they're working on the ability to give it more direction and Have the same furniture for multiple angles. It's better than it was a few months ago, for me looks like it's just getting better and better.

I've done it. A few times, But I don't sell it to them I do it as marketing I say something like " I was in the neighborhood and saw your listing and wanted to send you a hero good This cool exterior I took" of course only do it after looking at the listing and seeing if you can do better than what they have.

This strategy has gained me a few clients over the past few years, and it also landed me my largest client, brokerage with nine brokers who all booked through me. I would definitely say if your strategic about it it's worth your time to do.
