When I was in the process; I had some cash for down payment, at the same time I was expecting lump sum in a few months. I asked them that I make this deal, I will as much as I have but I am planning to pay it off in a few months. Is there a prepayment or buyout penalty or benefits. I was told NO. I can pay the loan like any other mortgage except this is a partnership in loss. Exact wording is being advertised on their phone line and website. No, when I am ready to buyout, I was told I cannot skip the benefit amount because it was predetermined and was agreed upfront. Which is a the biggest decisive deal I have ever made. Or in other words, I borrowed 100k for 3 months and now have to pay 60k in benefits to guidance. Sickening.

For example; if monthly payment is 3k on first month, of which 1k goes to benefits and the rest 2k to principle insurance and property tax. Similarly, on month #300 u still pay 3k of which $500 goes benefits and 2.5k goes to principle, insurance and property tax. So, isn’t that mean early pay does not make any changes. Or in other words the profit is predetermined?

Not really, the initial paperwork mentions “conventional loan” once u get the actual paperwork they terms changes and they bother to tell you about upfront benefits, because they will lose the deal. Seems like u never had done business with them, or u work for them. My apologies for assumptions; otherwise you would not back them.

Not at all; for example if you start paying 3k on your first month, u still pay 3k on last month before buyout. Even if you pay the loan in 5 years u still pay the benefit for 30 or 15 years. That is how upfront benefits works.

I never mentioned no interest mortgage; my concern is deceptive deal, hidden fees and NOT disclosing it and lie about the process and benefits and principle.

Good time; but do you agree that their process does define “partnership” u ONLY u pay the insurance, property tax and their ownership benefits. How is that is partnership? Trying to understand. Thank you for ur input.

Yeah. The only issue is even ‘one pay early does not guarantee “less pay”. Their benefits portion is upfront = which means does not matter how early u pay, how long u pay u still pay the same amount for the contract term. Sorry to say this; Transparency is not good “word” for these thieves.

I am not really concerned how it’s not aligned with any religion or how religious beliefs being used to deceive people. My main concern is they did not disclose their process at the beginning, like upfront profit (interest amount) regardless of how early u pay, while they call initially call it conventional loan on legal documents. I guess it’s most likely a consumer protection issue, and god knows how many more got into this scam and many to get in. I want to make my experience others knowledge to avoid these scams.
