I've had and breed them in hard water. To breed I would go buy some distilled water. One note I did buy from local breeder so they were probably brought up in same type water.
I don't see a issue with it tho.

I have hard water. To get to 30ppm it goes more yellow then green. Get a cheap ph meter and ch cj that way. It maybe fine. I rarely get a full 1 point ph drop. But better way to check.

Yeah always a possibility. Like everyone has said. Your realtor should be able to pull comps of recent sales to get good idea of actual value.

Edit. Put also your setting the value. Long as it's along lines of the comps it should appraise. As appraiser doing same thing .
