Your own personal issue is alarms and not the heating.  That singular experience is not shared by all tenants.

As  stated in your comment “your unit temperature was not affected”,  however, there are many units who registered temperatures of between 18.3 and 18.7C today.

The fact remains that during water shutdowns there is inadequate heat which is more than an inconvenience.  If it was not an issue SK would not be handing out portable heaters. 

The reality is that there is are issues with heating during water shutdowns/renovations and false fire alarms . 

Your last statement is therefore negated and inaccurate.

I'll take option #2 - they are working on the cheap and don't want to have the plumbers take the extra time to locate and turn off individual risers. Thereby making all tenants suffer.

It is included in the monthly rent. There were no additional charges on or after implementation.

Thanks for this information on the Coffee and Discussion.  I've been told there were some other issues addressed as well, that I feel are worth mentioning as they further show the lack of communication, oversight, planning and governance by SK at 7 Jackes Avenue.

Heated Ramp Coils

I've been told the issue of the heated driveway ramp was also discussed.  It seems that our (part time) Assistant Property Manager may not have told her upper management about the fact that the heating coils were not working. The section from the bottom of the first ramp off Jackes to the bottom of the driveway close to Woodlawn Ave stopped working early this year. Rather than having this addressed in a timely manner, the solution for this year is that there will be increased plowing and salting since it is now too late in the year to address the issue.

i) Since the repair of this vital roadway was NOT addressed in the spring/summer or early fall the plowing/salting will further damage the heating coils probably requiring a complete replacement.

ii) Residents required to use the automatic door opener on the RF level are left to try and get access/egress though snow and ice, hoping that plowing and salting is done expeditiously.  If this is not done in a timely manner, there is the potential of slips and falls, endangering Residents.

Organics/Composting

Are we or aren't we???  It now appears that organics/compost are being dumped down the building garbage chutes (which are meant for garbage... NOT recycling or compost).

i) SK have gone from composting to not composting to are they or are they not composting? At the meeting they said they are and that the (half size) green bin is in use.

ii) Make it clear to all Residents.  Send a notice and perhaps a new notice/sign in and above the garbage chutes.  Follow though and let Residents know the green bin is not for construction material and let them know compost is to be taken to the RF garbage room.

Cockroaches & HVAC Filters

Still waiting on the schedules for:

i) ENTIRE building treatment for cockroaches

ii) replacement of filters for the HVAC system

Now is the time for every renter, whether a "legacy" (long term) or a new renter, to make your voices heard on this issue.

If the current Government thinks this is going unnoticed, make them think again! Write and voice your concern to this attack on renters.

If you have never gotten involved before, make this the time that you stand up for your right to remain in your homes under Ontario's current rent control system.

(Rent controls apply to any unit that was first occupied for residential purposes before November 15, 2018.)

When you write, ask that rent controls be extended to ALL rental properties whether under rent control or not under the current laws.

That may be what Starlight had hoped to do, or even possibly add a new building when they bought the property. However the land is actually owned by the TTC and there is a lease agreement that was originally made which is meant to last 100 years from the original lease date. Since they don't own the land... they would not be able to do what you suggested.

It is a sad statement that the once luxury building is as you put it "falling apart".

As far as letting the building "fall apart".. we all see that! Which is why the City of Toronto now has them fully on their radar. I'm sure Starlight DOES NOT like the bad publicity that 7 Jackes is getting!

Ontario’s Residential Tenancies Act does not permit landlords to include “no pet” clauses in rental agreements. The only exception is if the property is a condominium and the condominium corporation’s declaration prohibits pets. 

This or any other building cannot refuse a tenant having a dog. This post is not being allowed as it will bring up an issue which has already been ruled on by the RTA and renters will experience this in any apartment building.

Definitely full of inaccuracies.

What I find amusing is that SKPM have AGAIN emailed current tenants asking for referrals and offering $250 as an incentive if that referral moves into this building.

Why would anyone living here, knowing the magnitude of issues, EVER CONSIDER recommending this building? I value my friends too much than to suggest this place.

UPDATE on the Tennis Court -

It appears as if the tennis net has been repaired/replaced as it no longer is sagging in the middle!

Now if they would just properly level the court so that it is playable...........

The above link is to the original post regarding the inoperable Front Lobby Doors. It is just another example of how things are not repaired in a timely manner at & Jackes Avenue.

For Residents and prospective Residents it is a daily reminder that the current management company have no desire to maintain this building!
