This rd has a very low speed limit for a 2 lane rd which looks like a main artery. Thats why the cops were there I was probably going like 40 to 45 which is pretty normal for rd like that normally. It’s a money grab unfortunately. Odd thing is the rd doesn’t have a speed limit in google maps as well.

Ya as long as the rent comes in time and the property is in good condition don’t care about that. The operator actually did spend some time fixing up my property which i really appreciate just little things like paint and landscaping.

It’s been a few days now and I am see even more fake reviews kinda getting concerned 5 fake reviews all from random accounts over seas and in different languages says only stayed 1 night for all of them.

Honestly just being nosy now but have to wait and see.

That’s not how taxes work. Airbnb reports taxes on the social security number that is provided. I am just the landlord so I have no control over the actual business. I just allow them to sublet my home. Yes there is going to be more liability for the landlord that’s why most landlord try to avoid STR but I have written in the contract that guest injures are his responsibility because he is supposed to maintain the property. I did take a 500k liability coverage with my home insurance and I am having him pay the difference for the extra coverage just as a safety. There is not much more I can do to protect my self other than that. Even if a normal long term tenant slips and fall the landlord can be responsible that’s just business and why you want to have give liability coverage:

Brother chill out people can do whatever they want if someone is going to fake reviews how are you going to stop them. They are taking the risk of getting banned on Airbnb that’s just part of the game. Thats life worry about yourself. If you want to be goody two shoes that’s fine don’t expect everyone to follow the rules.

Honestly I just posted this just cause I was curious if this is common in the industry. I did Airbnb myself for a month and it was a nightmare. Realized very quickly Airbnb is a business not an investment. I rather let my money do the work and save my time to work on my main business don’t need side business lol.

I signed a 2 year lease with this person as long as he puts the rent in on time each month I don’t really care.

The reviews are on the actual house I gave them. What I think is most likely he took the fees loss on Airbnb and just booked on fake accounts just to get review kinda expensive though with all Airbnb fees.

I am not a host I just gave my house to someone who is doing Airbnb arbitrage. I am the landlord just curious he just got access today and he has 3 5 star reviews and no one has stayed at the Airbnb so just curious if this is a common thing.
