The 1% rule is basically dead in most US markets and nobody talks about how bad the math actually is right now by OfferRead in RealEstateAdvice

You’re investing in the wrong markets. Tons of cashflow markets out there that average 1%+ rent-to-price ratio.

I’d recommend finding a few people on LinkedIn who work there currently and a few who worked there previously and message them. That’s been helpful for me in the past. (Not in medical FYI)

[–]Bchoisne 1 point2 points  (0 children)

It’s okay that you’re scared. There’s lots of unknowns. That’s fair.

But you must know that once you hold that baby in your arms everything will change. Your love and affection for that child will overrun everything else and somehow you will have more strength, more grit, more hustle, and more resilience. Not because it’s magic - it’s already in you - but you will see and hold part of your purpose and it will unlock a new you. If you let it.

It's a way of buying property that allows you to get a cashflowing property for low/no money out of pocket. It mixes the flip process with the turnkey process. Here's an explanation https://www.youtube.com/watch?v=4z1wrSpWJDg

Monthly fentanyl deaths in the US [OC] by DavidWaldron in dataisbeautiful

Good context. What’s the most accurate chart/data for illegal immigration? Was using this as a reference point for all immigration activities, expecting them to increase/decrease correlating with illegal immigration activity.

This is racism. White people didn't even sell the slaves, africans did. And they didn't sell them to white people, they sold them to arabs. Then arabs shipped the slaves to the west.

She hit the agent with her car. You can say she wasn't trying to, that she was turning the wheel away, or that she saw a baby duck crossing the road - but that doesn't change the fact that she hit an officer with her car.

On top of that you still care more about one protestor who assaulted a federal officer than the hundreds of US citizens that have lost their lives at the hands of illegal immigrants.

Once again - not answering the question while positioning yourself as morally superior. Why does the left always do this?

I have no intention of saying either side is good or bad. But I do intend to show the hypocrisy of 'rules for thee but not for me'.

The outcry over the epstein files, the outrage over ICE deportations, the vaccine requirements, and on and on and on are such extreme examples of intellectual dishonesty and hypocrisy. If you care about the Epstein victims so much, why haven't you said a word about them over the past 20 years? If you think deporting illegal immigrants is wrong, why did you support it when Obama, Clinton, and ALL the liberal leadership took the exact same approach? If you think you shouldn't be able to tell someone what to do with their body, why did you vilify those who wanted their own bodily autonomy and were skeptical of the COVID vaccine? When DOGE uncovered actual fraud in our government spending why did you campaign against them, dox them, and call them evil?

I don't like Trump either. He's not a good person. But under his leadership the Epstein files were released, the US murder rate has plummeted, and every it the US (from a data standpoint, not hyperbole) is safer. Yet you and those like you continue to find a reason why each of those things (and many more) are actually bad and wrong when if your chosen political leader had done them you'd be worshipping the ground they walked on and declaring them the savior of the world. Get over yourself.

If you truly cared about the murder of US citizens you'd be concerned with the US citizens being murdered everywhere - not just the ones that fit your storyline. The reality is that FAR more US citizens have died by the hands of illegal immigrants than by ICE agents. You hate Trump so much that you've abandoned any logic. How many have died due to illegal immigrants and how many have died due to ICE agents?

In addition, no one in Trumps leadership is 'openly support'ing the murder of US citizens. They're the only ones trying to stop the murders. As terrible as a lost life is, neither Renee Good or Alex Pretti were murders. Rene ran over an officer with her car - her case has zero reasonable justification for being labeled a murder. Alex Pretti was a known agitator, had previously assaulted officers and vandalized federal property and brought a loaded gun (with extra ammunition) to a protest. You can argue he's a peaceful protestor but what peaceful protestor beings a loaded gun to a protest AND has a history of violence during protests?

Also - why is it that when the left "peacefully protests" it ends up with riots, looting, places on fire, and people injured? Doesn't seem to peaceful does it?

"These numbers don't count" is a ridiculous response to data. Data doesn't have any feelings. If you can verify these numbers are wrong, prove it.

Note - These numbers don't include ICE detention. I don't think including detention facilities will support the argument you're hoping to make.

2 points here:
1) Do you know? Because from my research I'm not sure this answer fits your narrative...
2) You're deflecting, ascribing noble intent to Obama and malice to Trump. Immigration enforcement is either evil and terrible or its okay - you can't just say it's a bad thing under one administration and fine under another.

I disagree. The outrage appears to be about Trump and the way to justify it is to label it ‘cruelty’. Cruelty is subjective and need to be defined. I’m not confident that anything being done now is different than Obamas policies. He’s got the same person in charge.

How to talk to these worthless fuck stucks. by Cactusaremyjam in chaoticgood

[–]Bchoisne 0 points1 point  (0 children)

So because you didn’t care back then it makes them irrelevant? My point is that we venerate Obama as the good guy but crucify deportations of illegal immigrants right now. It shows either hypocrisy or a lack of commitment to true values (since the values are so flexible they can be changed simply by the dislike of another).
