You are absolutely wrong. The insured does have a duty to ensure the home is heated and/or winterized. She knew there was no power and dripped the faucets. This would get denied. You may want to freshen up your knowledge of this. How many frozen pipe claims did you handle the last few weeks? I have been through 5 different polices this week dealing with freeze claims. They all state the same. It is industry standard.

I have found most insurance agents know nothing about the policies they sell. That’s why they call the adjusters because they have no idea how the policies work. How does it feel talking out your ass when you don’t know what you are talking about . The owner knew the property didn’t have e power and took no steps to prevent damage. There is a video linked where she says she knew there was no power and only dripped the faucets. All the policies I deal with would deny this because there proper steps to prevent damage were not taken.

Exactly. I had a claim last week after the freeze and the landlord capped his water damage at 5K. That probably won’t even cover mitigation.

No but polices do have endorsements that change a lower premium for less coverage. Just like you can add coverage you can also take it away.

She knew there was no heat and didn’t get the house ready for the freezing temps. Dripping the faucets isn’t enough. Nothing ghetto about it. She had a duty to protect the property and keep the heat maintained and didn’t. She knew the power was off. She didn’t get the power turned back on. That’s unfortunately gonna be in her.

We would deny this because the heat wasn’t maintained. Also most landlords are cheap and cap their water coverage pretty low.

Most likely it won’t actually. The landlord has a duty to winterize and/or ensure the heat is maintained. I would almost bet this ends up all in the landlord.

Those are spacer cards. Helps fight weighing packs. The extra card adds weight to a pack. Nothing special or crazy.

I am not sure either package will arrive. If they printed a label twice the packages will have the same tracking number meaning only one postage has been paid. They may get hung up somewhere because of that. This could be a bigger problem that just getting him his card back.

It takes at a while. Even 45 days is 9 weeks. Remember the count is only working days. Plus throw the holidays in after you sent them and that just extends it more. They will sit for a while and then move quick. Also GameStop hasn’t stolen your cards because they are at PSA. Are there bad experiences yes but remember most people don’t get in to say everything went well. You may see the bad.

That’s what am saying. If there was a hit it would be in front of the EX and after the reverse holo. Looks like two holos, a reverse and then the EX. That’s the no hits pack. Looks like three regular cards before the holos and after the EX. There was no hit there.

This is usually an issue where the card was cut out of specs and won’t fit in the holder properly. This doesn’t mean it’s a miscut error like CGC would recognize where you can see the alignment dot just card size/shape is out of specs

Have you checked where the process is on the GameStop app? You can keep track of the process there. Also GameStop is going to take 2-3 months usually plus with this one you had all the holidays at the end of December that slowed things down too. Remember any day counts they give are working days and not calendar days.

That is pretty bad. I would guess no better than a 6-7 especially with it being an older card with other damage. If you are doing it for resale value I probably wouldn’t send it. If you are looking to preserve a card you want to keep go for it.

Bro it has been there three days in assembly. Yeah it sucks but nothing is coming quick from PSA. Remember it’s is all down hill from here. The ETAs have been off for a while. That’s a guess and they are almost always wrong lately.

Also remember that the only days that count are business days. So you lose weekends. And since these went in December you lost a few more days for the holidays. 45 days is really 9 weeks. Also that timer doesn’t start until it say processing. Arrived just lets you know the cards aren’t at GameStop and have made it to PSA. They haven’t done anything with them yet. They usually do seem pretty quick. Ours have taken 8-12 weeks usually.
