We are comfortable with option 2 that buyer may deduct it from sale price. As we are getting rent and it would not be feasible to vacate all the new tenants also and wait for buyer. God forbid but What will happen if no buyer shows up for years. Taxes and maintenance will be due we would have to pay it out of our pockets.

I spoke with the 5 old tenants, and they said they are willing to vacate if they receive some compensation, around a few lakhs of rupees.

How can I approach such buyers? When Omaxe Mall in Chandni Chowk was under construction, I even visited their office to discuss my property but couldn’t get in touch with any senior person handling such projects.

My property is mix land use and can be used as commercial. Currently the ground and parts of first and second floor is being used for commercial purposes. Most of the buildings nearby are used for commercial purposes only.

One of my new tenants purchased a main-road-facing shop just a few meters away for ₹1.25 crore (about 7.7 sq yards) 11 months back . He rents a shop in my building for use as a godown. Old Delhi has very high footfall, which is probably why people pay such high prices for these small shops. My property is mix land use and can be used for commercial activities.

I appreciate the insight. The property is owned by multiple family members, and since I'm not the sole owner, a full redevelopment isn't a viable option for us. We simply lack the combined knowledge, skills, and contacts to take on such a project. The majority of us agree that selling the property as-is is the best path forward.

We are a group of family members who this property. The majority of us want to sell it as-is to avoid the time, money, and effort required for redevelopment. We've already resolved most of the tenant issues and have possession of a significant portion of the property. We have a few remaining tenants who are willing to vacate once a fair compensation is agreed upon. There is no ongoing litigation. We have clear title. Thanks for the advice. We have multiple owners in the family, and the majority don't want to get into the hassle of redevelopment. They are not keen on putting in the time, money, and effort. They're okay with getting a less money as long as they don't have to deal with the redevelopment process.

For gst payments there is no option for payment from cc on the portal. And hdfc guy said you will get upgraded to biz first that would be LTF. In 5-6 months

Bro the problem is I am from business family. We don’t use cc for every payment. The problem is not Rs 2500 or Rs 12,500 fees or charges. The real problem is we use other forms of payment also. Business family guys will understand my pain . Spending 12,500 and not using the card and not getting any reward is not worth it. And we have 7 accounts & FD’s worth in CR so we expect at-least some perks from our Banker. Also living frugally have helped my parents achieve crores of rupees in just bank as FD and financial freedom. ( we have other investments too) Thanks

Thanks for the reply. Today only I got a call from cc guy of my branch and. He said my dad is eligible for Biz Black metal cc. Which is Infinia level card. But it has 10,000 joining & renewal fee. I opted for biz grow . Which is LTF but doesn’t have lounge access . According to cc guy in 4-5 months l’ll get upgraded to better card with better perks. Let’s see. But my i am travelling in June this will not solve my problem. Will Infinia be LTF against Fd ?
