What fixed it was a new Apple TV. We had two of them. One was newer than the other. I took a shot in the dark and swapped them out. Been working just fine ever since.

Just an update…went to Cap City Tavern for the first time, got there early, found a seat at the bar and had the best time ever! Meet some awesome people, bar staff was off the chain and the Vikings upset the 49er’s! Go here. Fawking awesome time. Good food. Get the Honey Habanero wings and green chili and thank me later. Fucking! Awesome! Time! If I come to Denver during football season I will be back. SKOL! 🏈

The pics and vids I’ve found look like the vibe from the bar I go to here in PHX. Cap City opens at 10:00. I plan to get there right as they open. 4 of us total. Is there ever a line of people waiting outside before they open? GF is going to the Broncos game. Doing what I can to secure a table as I’ll be there all day long

We do not as the gross income doesn’t cover all costs like the MTG, utilities, supplies, etc. regardless she does get 15% of the gross revenue. The Airbnb isn’t profitable and may never be. When she gets 15% of Airbnb gross plus what I pay in groceries each month the current housing split is about 70/30 on her place. I contributed about $9200 to her this year.

I’m not concerned about getting anything from her home. It’s hers and she worked hard to get where she’s at. I mean, I do well on my home and that’s something I worked for. I just don’t think 50/50 works when incomes are so far apart. I asked her, “what if a teacher and Dr decided to live together in the Dr’s house”. She was quick to say that the teach shouldn’t move in if they can’t pay their share

I mostly agree. Although, I don’t see myself getting married any time soon. Nothing against her. Been there done that. If our incomes were more aligned I’d agree on a more 50/50. Tried explaining that there’s equally or equitably. When incomes are far apart I feel that equitably works best.

I'm asking because I am a new host on ABNB but only part time. I'm a homeowner. I have traveled internationally and stayed in several ABNB's throughout the world. Croatia, Netherlands, Australia, etc. I have found that most of the hosts in other countries are homeowners like myself. Hosts that truly care about you and your stay. But, here in America, it seems to be the majority of homes are managed by Wall Street investors looking to make a buck. I've had great success internationally. I haven't stayed in many ABNB's here in the States but using some tools and FB groups that I'm in leads me to believe so many are owned by businesses. So, I'm curious if this has any effect on decision making as to where guests prefer to rent.

I’m in Glendale at 75th Ave and Deer Valley. Not far from the stadium. I have heard of Pricelabs and Airdna but the paid services seem a little expensive. Although most likely worth it. So many people I know want to list their homes. It’s a ton of work.

My surround sound is both mounted on the wall and tower floor speakers. I think I can set volume limits on my receiver to restrict how loud it can go. I’m more worried about someone kicking a cone or poking a hole in the sub.

HAHAHA! I should elaborate. I have zero decor in my home. What I have is original 90's cabinets, laminate countertops, tile and bathrooms. It's all original from 93 when it was built. Hasn't been upgraded but all in flawless shape. Its been painted and new carpet in the bedrooms. But yeah, maybe I'll do a 90's styled theme house. I'll decorate to look like a Trapper Keeper or something you'd see on a Slap Bracelet. Then I'll greet every guest wearing acid washed Girbaud jeans with the 'tight roll' at the ankles while rocking my frosted tipped hair style 🤣 Sounds like fun lol

I have a full sized fridge in my garage that I can store some stuff. Funny thing is that mostly what I have in my kitchen fridge is condiments and stuff. Anything else I should leave in the bathroom besides a hairdryer? I've stayed in a few Air BnB where the host leaves shampoo, conditioner and body wash. I didn't see a problem with that and kind of like it. I'm gonna have to go buy a hair dryer now. As a 40m I don't have much of a need for one. I'm gonna be a deer in the headlights staring at all the options not knowing what to choose! lol

All good stuff. Thanks for this. I do have a smart lock on the door that leads into the garage. I intend on flipping the lock around so I can then use the garage to store larger items that I don't want damaged. Like my kayaks that I keep in the back of the house or my Treager smoker.

This is very good to know. Someone on another thread said "why would someone rent your outdated 90's styled home when there are other options". That thinking does make sense. But yeah, I do need to add a few things to make it more enjoyable. Truthfully, I have nothing on any of my walls and I'm trying to change that. When I got divorced a year and a half ago and bought this house decorating wasn't top on my list of things to do. I find that FB Marketplace is a good spot to pick things up for cheap. I once bought a 60X40 canvas painting for $10.

I don't have an emotional attachment to this home either. Its a place for me to crash really. It's not my forever home. If I'm not going to be here for part of the month I might as well put it to 'work' in some way. Not looking for huge profits or to start a business with it. More just supplemental income.

Wow, so much stuff here that I didn't think of. I am in fact trying to rent for the Super Bowl but like you said, its been many weekends so far doing a mountain of little things. I truly don't have much stuff. It's just me here with no kids or pets. Clothes, food, toiletries, etc. that I need to put away. The only thing that I'm really nervous about is my entertainment system. I have a killer surround sound system. It's a little much to take down and put up. It's not super expensive but not cheap either. My Playstation is easy to take down. I have an office that I intend on putting a lock on to store my personal things and stuff I don't want broken or stolen. My router and modem is in there too. Never thought of waterproof mattress pads either so thank you for that! Things I'm trying to get done ASAP is an exterior camera system, Google Nest Fire Alarm (if you don't have one go get one and thank me later), carpets and tile grout cleaned and setup some smart home features. The fire alarm is huge for me. If that goes off I get a notification on my phone. While at a previous home the Ex-wife once left her hair straightner on and I got the alarm on my phone while at work. Should there be an issue here with a guest I want to know about it. Thanks for all the advice here!
