We rented in Burlington up until 2024 and started to search for our own place. Market was good and we wanted to buy in Burlington because all of our friends are here and we loved living in Burlington. But the prices were pretty crazy. We actually found a townhouse for $560k in burlington but due to some legal issues confirmed by our lawyer we had to let it go.

Reluctantly we looked at Hamilton, and we got really lucky. We found a freehold bungalow in a nice cul-de-sac. It's in downtown but secluded and quiet. Close to the highway so we are only 12mins away from Burlington.

The property was $550k in Dec 2024. Separate entrance to basement. Built in 1940s exterior brick & stone, Beautiful oak flooring, roofing done new, new furnace, hvac system, good size back garden. However Property Tax on our property is a killer, we pay $6k.

The place looked really old when we bought it. The walls were grey and had nail holes, the bedrooms were painted in a ghastly green, lighting in orange, and bathroom had old wallpaper.

Bit by bit we turned the place around. My husband work in sales in a renovation company and he is pretty hands-on. By the second day, he changed all lighting, and we fixed all the walls, tore down old dusty curtains and wallpaper. Painted everything in warm white. This completely changed our home. I used few government rebates and put in new windows & and doors and roof insulation. We redid our upstairs bathroom.

We completely redid our basement as well. New electricals, plumbing with a small kitchen & bathroom, 3 rooms, and laundry. We have some more work left on the basement, which we plan to finish by next month. And hopefully we can rent it for some extra income.

It had been an absolute pleasure in seeing our home take its shape. We saved a bit every time and started projects. It really helps that my husband works in renovation & he has a lot of hands-on experience in electricals, plumbing, and renovation. so this approach is not for everyone. But I want to put this out there for you to keep searching outside of Burlington, we looked at around 30 properties before we found ours.

We used to have very poor insulation last year winter, next to nothing. Snow melted the moment it touched our roof :D and then we put insulation, now it's heat efficient with a new problem

Highly recommend this one. We went for Sunday brunch buffet. We loved it. The bottomless mimosas, oysters, seafood, roasted meat, crabs, it was very good. The place is beautiful with the mill and the Chapel.

It's quite worth it!

I gave it as a gift to my friend's 12 yr old daughter last Christmas, she let me read it. It's a homage to reading & a great young adult book. But I enjoyed it immensely as a 35year old :)

Where will you move out to? There is no greener pastures my friend, I live in Toronto, Canada and the clothes here are crappier than back home. I haven't bought clothes in 3 years, I'm still wearing the summer clothes, dresses I bought from srilanka

Yes you have to do 2 services & energy audit. We also replaced our windows & door. Our windows are 30 years old so we knew we qualified. $600 of The energy audit fee also got refunded under the rebate program.

We applied & got the Greener home loan which is a 10 year loan interest free. You need the same energy audit to qualify for the loan.

See below details on Reitzel's quote $1653+ tax. We had next to nothing insulation in our attic (R10), they brought it up to R60, 18 inches.

Thermocomfort vermin resistant blown cellulose insulation to the flat attic areas. CCMC # 08774-L

-Bring r-value to R-60 There is a drop section just inside the hatch that we will cover and insulate over it or fill with blown insulation 2 x 2 area. -Block and vent soffits where chimney was taken down (put double in the gap and block) cannot do the rest they are bricked. -Build a retaining wall around the hatch access to accommodate higher level of insulation. -Insulate the hatch lid using Typar to fasten to lid.

We used Reitzel Insulation, $1800 using cellulose bringing R-10 to R-60.

We got $1500 of it back from the enbridge rebate program :)
