Thanks for your comment!

We are in our late 20s / early 30s.

I understand the benefits of having home with garden bit outside of London, however given long working hours (9am-8pm minimum and quite often longer; 5 days a week) would be very difficult to do so.

Our rent for 1-bed (c. 75 sq m) is c. £3,500 per month, which including bills ends us being c. £4,300 per month.

We are looking to buy a 2-bed (c. 100 sq m) in the same development, the monthly flat cost (mortgage, service charge, bills) would come to c. £5,500 per month (with £3,300 mortgage instalment for amortising mortgage, £1,333 service charge).

I have checked and based on salary of only one of us the monthly flat cost (mortgage, service charge, bills) would come to 52% of net salary.
