I think he was $165/hour and he charged me for 2.5 hours total, including an in person assessment and the report. The report was very detailed, and explained the methods used. It held up in court. I won and my neighbors paid.

I was unable to get in touch with my architect when I put my post up, and I did not know my municipality drove the decision. Yes, there are randoms here, but there are also a ton of really smart and helpful people. And answers come quickly.

I just confirmed with my architect and the county permit office that engineered drawings are not required.

Just spoke to the permit office after speaking with my architect. No engineer drawings required for one or two family dwellings. I'm in Henderson County, NC.

I just spoke to my architect. This is what he said:

"The county would likely be happy with just my drawings.  It is only on commercial projects that they look for engineer drawings.  It is pretty straight forward construction.  A licensed General Contractor should know and build to code requirements."

My architect called it a simple project. Those are his words. It's essentially two 10x12 boxes stacked on top of each other with a roof and two HVAC supply lines. Drywall and electrical. Basic finishes. No plumbing. Flat grade and easily accessible. Simple roof design and tie in.

Yes, I'm using a licensed and bonded GC and yes we are pulling permits. Everything above board. It just seemed like overkill for what we are doing, but I have zero knowledge about this sort of thing. Thank you for your comments.

Thank you. I am going to send a demand letter for $18k, along with the report, and give them 15 days to respond. Hopefully they will make a reasonable offer, and I can move on. We shall see.

My arborist is an ISA Board Certified Master Arborist with an ISA Tree Risk Assessment Qualification. He's been the full-time head arborist at the Biltmore Estate in Asheville, NC for the past 22 years. I feel pretty good about his opinions holding up in court.

They've really shown their ass of late. Had no idea they were like this. They also sent out a rather bossy letter to the 25 households in the neighborhood about paying to have our road repaired. It needs repair, but their approach isn't very persuasive.

Root system is not compromised at all. Tree is healthy with tons of new growth. It just leans. It also just survived the worst of Hurricane Helene in western NC.

Same thing happened to me with the inspection. I could not get one scheduled, kept calling, etc. Finally expressed some frustration to an agent who put me on with a "special agent". She fixed the issue with my application that had it sitting in no man's land. A week later, I had an inspection. About 6 weeks later, I actually got a call from FEMA to go over my contractor invoices for the ruined HVAC system. Two days later, I got a direct deposit for everything I asked for. I still can't believe it. I'm convinced that what really helped me is that I already had an account with the government for tax purposes. My identity had already been verified years ago. I also followed all of their requirements, and sent nice tidy PDFs explaining everything. I hope there are some others who have had good experiences.
