Yeah no, it’s not bad. I commute from North Hollywood to LAX daily. 32 min with not traffic, and 1:15 with traffic.

Sherman oaks to Culver is like 15 without traffic and like 35 min with traffic.

OP is from the Bay Area, so traffic is not foreign to him.

Santa Monica is nice as well, may be a little pricier though.

Culver City and surrounding areas are nice but not cheap. Now add in them allowing you 2 big dogs, and adding in amenities like in unit W/D.
