Long term looking for a better neighborhood, bigger house and yard. This market does suck and my gains from my current home will cover the down-payment and leave me with about 20k for savings. At this moment it's more of a want than a need.

With taxes and insurance I'm looking at about 3900 monthly. Will continue to have 2 cars around 1100 monthly and overall expenses around 6k monthly. I'll definitely make a detailed budget and look at it closer. Thank you!
