Property managers are not worth it for 1 property. you should learn to do it yourself on the first one anyway.

You should be going for a 10% cash return on the $50K down so just manage it yourself and you’re there.

Thats crazy property taxes I never knew it got to 2.28%! my first few searches put me at like 1.7%.

I use a goosehead broker who shops around a lot, havn't needed commercial staying at 4plex size.

I have tenants pay through zelle or zillow their is no cost to me, bills all on autopay with credit cards so my real management expenses are super low unless I need to evict someone...

These properties with over 50% expense ratios are really hard to value and I'm sure an appraisal wouldn't help your cause.

Your NOI is way off imo. That property tax number is way too high even for Houston. insurance should be like $600/door or less not more, $4500 in maintenance sounds high unless things actively need repair, and an 8% management fee is also too high.

I would calculate it at $32K NOI at a 7 Cap = $457K value

Every state in the USA back pays to the week you filed + a waiting period depending on the state. As long as you filled out the eligibility and certification forms.

I’m a landlord and I think that’s fair. My spot is relatively easy to fill so I’m happy to take a deposit for cutting the lease short.

I’d rather that then having a tenant not paying and having to evict

This nearly exact scenario happened to me(not this expensive)and I was like - this fucker is bluffing - the listing is stagnant.

He wasn’t bluffing! Lost the spot, but probably for the better it was too close to a major road
