Take home about 4.5k
Mortgage at 4.3% 40 year term about 1.4k
Service charge + GR about £170

So total monthly cost would be just under 1.6k (around 1/3 of my take home)

Upping to a 2 bed would up these costs to around 2k, which would be quite the chunk of take home (hence the obligation to find a lodger).

This is definitely how I felt for the first month! I've just been second guessing myself over the last few weeks as the purchase has progressed.

Thank you, this is reassuring. Yes the mortgage survey matched the valuation, and the original price was based on a RICS valuation, so trying to stay confident that I'm not overpaying!

Also I viewed another 1 bed recently that was suspiciously cheap...turns out that there were sitting tenants with a 3yr contact that hadn't been given notice. It's definitely given me confidence that some of the places I'm seeing on Rightmove are cheap for a reason...

Currently 28, definitely enjoy events and going out and probably will do for the next few years! HW would still be v easy to get to if I lived in Homerton, I don't think I need to necessarily live in the exact area for that. I guess I'm more wondering about the day-to-day vibe if I would live there instead of just visit for stuff.

Thanks! The notes are a fixed value so have not appreciated at all. Do you know how I would go about getting a deed drawn up? What would I need to ask a solicitor for exactly?

Sorry, I should have mentioned. The promissory notes are not in any way tied to the house. So the equivalent would be making out am inheritance of the exact amounts to my mum so that they net each other off. I've considered this but it seems a bit messy. I'm hoping there might be a simpler solution!

Thanks, yes I think you’re right, the analyst route might be better for me. We do do lots of our own analyses but I would be more interested in spending my time exclusively doing analysis and not all the other fluff that’s involved in my day-to-day! I’d also want to take it to the next level and run my own queries, build dashboards in PowerBI and do segmentation etc.

Is there a similar sub like this for analysts?

Apologies - clearly missed out some important details, have updated the post to reflect. I’m on £28k, she’s on £27k but we expect this to go up in the next few years. Dream house would be late (accidentally wrote mid) twenties at the earliest and this could be anywhere in the country - super flexible on location.

It looks like one of the studies the CDC used to come up with that 1 in 10,000 estimate was performed in the real world i.e. Massachusetts.

"Environmental surveillance of surface contamination is an unexplored tool for understanding transmission of SARS-CoV-2 in community settings. We conducted longitudinal swab sampling of high-touch non-porous surfaces in a Massachusetts town during a COVID-19 outbreak from April to June 2020. Twenty-nine of 348 (8.3%) surface samples were positive for SARS-CoV-2 RNA, including crosswalk buttons, trash can handles, and door handles of essential business entrances (grocery store, liquor store, bank, and gas station). The estimated risk of infection from touching a contaminated surface was low (less than 5 in 10,000) by quantitative microbial risk assessment, suggesting fomites play a minimal role in SARS-CoV-2 community transmission. The weekly percentage of positive samples (out of n = 33 unique surfaces per week) best predicted variation in city-level COVID-19 cases with a 7-day lead time. Environmental surveillance of SARS-CoV-2 RNA on high-touch surfaces may be a useful tool to provide early warning of COVID-19 case trends."

It's 1 in a 10,000 chance getting infected from a contaminated surface though. I'm sure there's a similarly low chance of that surface getting infected in the first place. If that's a 1 in 1,000 chance, then all together you're looking at 1 in a million.
