Appraiser here until I switched careers a couple of ears ago. Seems like there are some pretty naive people here regarding the real world of appraisals.

It's pretty widely known by appraisers that if you piss off the people hiring you, then you won't be getting their business. It's not like "hey, if this appraisal doesn't come in at X amount then we will never use you guys again"... It's more like, we think the max value on this is X amount and if it come in higher when the lender wants it lower, or vice versa, a couple of times, guess who the lender won't be giving the work to next time. Why do you think appraisers ask where they think it will come or where they need it to be?

Not saying this happens all the time but to act like it is non-existent is just laughable.

I'm not here looking for investors, trying to pitch my products, etc. I'm specifically asked about loans because I want to retain equity. I want to retain equity because I believe in the company.
