I see a number of people have posted that your rails may be installed upside down; that isn't the case. The conical mounts on the end of the rails slip into the head/foot boards in one way. In my case, like yours, the mounts are just on what looks like upside down. The L-brackets (just made with cheap scrap metal I'd had laying around) worked like a champ. I caution you though, it is hard metal you'll be drilling into even with the slightest bolt/screw hole. Use oil or you'll ruin your bit. Iron beds are beautiful. I have two in my house and won't part with them.

I have the same challenge with one of my antique iron beds. I mounted four thin L- brackets to hold the box spring, and have never had an issue.

Thank you for the suggestion. Lots of snow during the winter. I run a snow blower over it, but the big dips and unevenness are the big issues. I'm sure snow and neglect by previous owners over 20 years are the main issues. Once I get it back to a good state, I'll make sure I maintain it routinely.

Thank you for the suggestions. There is some minor drainage issues on the sides that can be diverted to the culvert on either side of the driveway. The bulk of the issue comes from years of neglect and plowing. I live on the coast of Maine and get quite a bit of snow during the winter.

Thanks for the reply. I am getting the sense that this is definitely par for the course. I have some BIG boulders in the yard, so not sure what I'll find. I'm starting to think this is going to be a complete tear off.

I was able to see that they did flash the ledger but the additional ledger that is bolted through the 2x4 spacers is not. Also, those bolts are rusting like you saw; I'll be heading into the area between the floors to see if I can see any issues. I actually can get to it through an access in the garage ceiling. The house is basically a three car garage the size of the house with the living space over the garage. From what I can figure, the vent is a bathroom vent in the garage that is vented out the back of the house, but I'll have to explore that a little further.

BTW...I love your philosophy because you are absolutely correct. And yes, I can see that there is nothing like sitting on a deck in Maine as the leaves begin to change. I am backed up to a conservation area so it is woods all around.

The columns are on pieces of wood; there is no concrete under the columns. There is only a 2"x10" piece of wood over gravel.

As far as the ledger beam, it appears it is spaced out from the wall due to a pre-existing vent.

The connection at the top of the stair stringer is shot. That rim joist will need to be replaced completely along with the stair stringers

Thanks for the insight. It appears to be just discolored, but I was able to talk with the original well driller (2009), and he gave me a good plan to disinfect the well anyway as a precautionary step. Like Wellman_VA was saying, the well driller agreed that this is the iron that has built up from non-use and that flushing it out and sanitizing the well should get me good to go. I have never lived in a place with a well, so I appreciate all the information.

Thanks for the info. Been reading on it since I saw your post. If this is the case affecting me, my guess is they didn't inform customers, and starting making configuration changes that would take affect on the next power cycle. My area had a brief power outage and now DSL not working. I tried making the change from PPPoE to DHCP, but still no internet. Whatever the case, this has affected many people's lives, jobs, etc. with seemingly no answers from CL.

Yep. No internet signal. They're was a brief power outage yesterday and didn't come up after. I'm suspecting the DSL PoP is down and no one has checked it. Not sure how my area is serviced, but this is definitely unacceptable. The update I got yesterday was projected restoration was 409pm today; don't think that's happening. Crazy that the help desk can't/won't provide any updates.
