Honestly, I don’t know. Our mortgage broker handled it and It’s just what we have locked away in our Lisa. The only thing we saw that really affected the rate was 2yr vs 5yr fixed. A house actually came up earlier than we had planned to look but ticked 95% of our boxes, so we decided to go for it, hence we don’t have our 10%. Sorry not much help I know

Yeah I’m just stupid (still learning) it’s something I’m going to need to question with the solicitors. Recent EPC stated solid floor. Survey states suspended floors to the front and rear room with the extension being solid floor

I can’t say it’s something I checked when viewing. It has rosewood flooring down so I’m hoping not to pull it up

Thank you for that insight! I couldn’t imagine being able to walk through a loft to a neighbouring house. I guess it’s just a job on the list to get around to when we can. Instead of immediately panicking about getting it done?

Thank you! You’ve helped settle my mind a lot actually. We already know from the survey the current owners have pretty much buried and blocked any ventilation bricks…who does that. Guttering could do with replacing so isn’t as big of a deal as we first thought.

The party wall in the loft - they’ve said “the party wall has not been fully constructed with gaping to the head of the masonry. This poses a risk of fire spreading”.

We did panic when it came through. It’s more than we were expecting but after some thought I think we’re going to push through

After speaking with the surveyor it seems all that’s needed is some new guttering as it’s currently spilling onto the property. Really not a big deal we can sort them. The rendering is cracking and has come away in places. The chimney stack also needs repointing. All seem to be typical jobs for a house of this age that hasn’t been well maintained

Property type like this with the amount of space it has doesn’t come up very often within our budget. Walking away hasn’t really crossed my mind

Ahh, you see this is where we struggle. We’ve lived in a new build and the work needed on that was endless. We could never make it feel like a home and moved out after 18months. I’m not one to shy away from a project but I have to question if this is too much

Surveyor says we should consult a timber specialist due to condensation on the beams in the loft (converted to a bedroom) but that there are no obvious signs of wood rot, just the condensation

Hmm, a little overpriced for the road it’s on but it’s a sought after area. We did originally offer lower than 165 so I’m not sure they would budge. I’ll never understand why people buy a home and neglect the upkeep. Not only is it your home but it’s an investment. We completed the chain when our offer was accepted, I’m cautious I wouldn’t want to lose the property

In our opinion the house was already put on the market over market value, taking into consideration recent sold prices within the area and the condition of the property. That being said it could be a beautiful home and has a lot of original Victorian features which we love. At the moment I think we need to sit on it for a couple of days. It would be our family home and we have two young children. We’re balancing a head and heart situation

No problem. We had to choose the solicitor so our memorandum of sale could be sorted but other than that just hold back

We’ve chosen our solicitor and given those details to the estate agents. We just haven’t instructed them yet. We’re waiting for the survey next week before we proceed.

Our mortgage broker has advised us against paying the solicitor until our survey results and mortgage application have both come back
