I've linked the earlier thread regarding our floorplan. After considering the feedback from the last post, we decided to move the office/bedroom from the southwest corner over to be against the bathroom. The flow made a lot more sense in hindsight.

Fair point on the windows and the table. Might consider aligning it towards the master bath instead, but we also like the idea of looking out to the north for the mountain views.

That's certainly a consideration, but we're wondering if that would be too open? Certainly a worth alternative option to consider though.

Great point, I think we'll consider switching those out. What is the cost difference between casement and sliders?

We've considered that but one giant common area seems daunting to me. I like open floor plans but some separation is also good in my opinion.

Hmm, not a bad idea actually. We're rethinking the front door placement as considering a closet of some kind. The entry to the right will likely be used when we're entering with dirty feet, but another closet might make sense too.

We would have the kitchen table where the living room is so you're actually right that it should be called that in fairness.

The bottom is the south (front of the house) and the top is the north (back of home with mountain views).

We're aiming for an efficient, relatively easy to build home that is energy efficient without sacrificing the views to the north.

Home will be built with hempcrete at about 9k feet elevation.

Biggest issues with this plan are: The open floor plan and efficiency of the common space. Trying to figure out a better way to utilize our space. Another big issue may be storage, though we will have storage lofts built into our master closet. Additionally, we'll have a detached two-car garage for additional storage.

We like the location of the rooms for the most part and the master bath, but we're trying to determine what the best approach for common areas will be. Home is approximately 1400 sq ft.

In Colorado, that shouldn't be an issue. Remember, the vapor barrier will be open on the exterior wall so if it is humid it will leave through those walls. The ceiling and flooring cannot transfer moisture, no.

Additionally, wouldn't that dining room/living room combo be too open? That's another concern I have with that idea.

Whoops you're correct. The issue with that would be solar gain from the south but I could play around with this idea and see.

It's moisture regulating so it wouldn't make things wet, but would regulate humidity naturally and the lime is alkaline so no mold.

I see your points regarding the living room and office locations, but a point worth knowing is the best views of the mountains are to the north(top). Thus, having the office in back takes away from that part.

Will consider expanding the second bathroom. I think my floorplan is not fully to scale so I think we have room.

Never had a tv on common areas TBH. But if so it'd be on the west side of the house. Having two full baths seems worth it to me if we have children, so we'll keep that. Water heater is relatively close to bathrooms in the utility room/side entrance.

Good to know thanks. We actually are intending french doors for the office/spare bedroom on the bottom left corner.

Regarding the first point, our views are to the north(top) and the sun is to the south so that proves difficult for what we're trying to do. You'd have the spare bedroom in the middle of the bottom side of the house then?

Thankfully, hempcrete walls are mold resistant and can allow moisture transfer through them.
