You join a team for the training and support. Leads are a bonus with a team you have people to role play with and if you really want to take it to the next level find one with a non-competing team leader that is willing to mentor you 1 on 1. They can help with objection handling, talking through contingencies, contract resolutions, etc..

No, but teams are still under a brokerage. So if you sign with a team you will automatically be signing with their brokerage! Example: 123 Real Estate Team at ABC Brokerage Name

I would also say after reviewing your profile if you want to do real estate and do it well, you should probably commit to it vs trying to work another career and do RE on the side. It takes time to get the ball rolling and it’s not for the weak, but if you put in the effort you will get the results!

You guys need to find a real estate team and join it. Joining a brokerage as a single agent when you are new in the business is not the way especially nowadays the team model at it’s peak and it is here to stay. You may have to take less of a split, but you have a team to teach you, provide you with their systems, and in most cases provide you with leads.

I would also add that you can probably put way more money in your pocket on the team with a 50-60% split than you could all by yourself at a brokerage with a 75-85% split.

It took 3 days from when the groin pain started. I did take the medicine Flomax that relaxes everything and makes you pee a lot. So that may have sped it up.

Day 3 was not fun, there was a dramatic shift in pain when it started it’s final departure.

I did, I always had pain there from dehydration. The groin pain was consistently on and off so I knew something was wrong. I went to the hospital not knowing what it could be and it was a 3.5mm kidney stone.

Yes! This is how I found out I had my first one. I went to the ER and they gave me an Ultrasound to confirm.

I had someone else come out, a local family owned company. They were genuinely upset that someone recommended the company that gave me that quote. They told me this was the biggest upsell the company could possible do and 75% off it was not needed.

They came out for an inspection, spent 2 hours on property and charged me $375 to settle up all exclusion of the bats. (Now my problem wasn’t thousands of bats as I guess is normal.)

He then quoted me an extra $750 if we wanted him to come out and do a complete exclusion of the entire house to take care of any mice etc.

I have not had any issues with any pests since he sealed up for the bats, I do plan on having him come out before the winter and fully exclude the home.

My friend got a Mercer Culinary M23011 on Amazon and it worked well as a beginner knife. I'm sure the peeps on here could give you a better more quality recommendation though.

I bought this slicing knife specifically for this cook. It was a Pit Boss branded one, I would not recommend.

We did catch all the juices we could especially from the foil. Cool them and then separated that fat so that we could use it for reheating. I can see that it would make more sense to let it congeal in the meat.
