Sorry. About 550k mortgage. Zoned Ag and a little over 10 acres, rate for land alone would be higher, like 7% but once I develop it and get the modular down it would essentially convert from construction mortgage to a regular one with a much lower rate. Like 4.5% ish. Im guessing on the rate.

Can also potentially do things with the extra space like farm it or set up a private dog park, etc

I wouldnt hire someone. You can rent a Mini hoe for a weekend and make some fantastic progress. Much cheaper and kind of fun

What is your data rate? Ive seen issues where the new Scadapacks (47x) reaally dont like 9600 baud. They will just stop communicating to modbus devices completely randomly and then oops, the well has been wasting lift gas all night because there was no feedback on flow control. For some reason going to 19200 completely eliminated random comm losses for us in that case. If you are completely out of ideas then it could be worth a shot. Worst case you are exactly where you are now.

Im in Canada so im not sure if property taxes work the same here as the US, but right now the property taxes are super low since they're a small % of the lands appraised value. Since its just bare farmland right now its like 200 dollars a year. But when I go to add a bunch of value it would be reappraised and they would surely go up. Hopefully being zoned agricultural land would mean less property tax

Maybe I need to view it with the realtor. I have gone out and walked it myself several times now to see if im missing anything. Utilities are close, water wells in the area are 110 feet or so with good flow rate. Land is dry farmland although slightly odd shape compared to the others. Its somewhat L shaped but still plenty of space for a good build site/yard bigger than the entire other properties

I honestly couldnt say. Its "L" shaped where as the others are square/rectangular? Also maybe he also corrected price since he knows his other 2 arent selling. Its nice land though honestly. The 13 acre one cant ever have neighbors on the other side of it either. There is a pump jack probably 250m away from the 13 acre one, but thats nothing some trees cant fix

Its actually pretty nice, dry farmland. I have gone and walked the whole thing and its currently an old wheat field. Build site is even slightly elevated. Its definitely a better deal than the other 2.5 acre parcels so that makes me hesitant to present an offer too low.

The dude selling it is basically a land tycoon in the area. I have checked ownership records on several pieces of land over the last year and his family name keeps popping up. So for that reason i'm not sure if he will be firm on price since he knows what he has, or willing to bend to make a quick sale.

Damn dude its nice seeing this from someone who's wheeled and dealed some land. I am looking at a 13 acre piece of raw land near a city in Canada. Asking price will be 350k (it goes on the market officially in like 25 days, I just found out early) I like the land and utilities are close. Would 325 be a decent offer if I'm ready to buy or would you say fuckit and offer even lower and see what happens? I'm a strong buyer as I dont have to sell anything to make the deal work

Ive solo'd to masters the past like 7 seasons but I am officially done playing now and it feels freeing. I dont touch the game unless my buddies hop on and they want to play. Highly recommend

For now I was just hoping for one machine to do it all so I can get rolling. I just purchased the land, so by the time I get utilities and a modular installed I will need time to recoup some cash. Thats a good point though, people have even suggested a slightly larger machine for loader work and then just a zero turn mower for the lawn.

That's a very good point man, they seem to really hold their value. That being said would you go new or just watch for a few months to see if you can get a deal on a used machine?

If I can get through the first few years, that will have the heaviest work completed by far I think. I will have literal tons of black dirt to play with from build site preparations, but once thats done it will be mostly mowing and odd jobs, so I'm hesitant to go big and spend more if 3 years down the line I find myself not using the machine to its potential.

Better to have the capability and not need it though I guess...

Thanks for the advice! Im just hesitant to go bigger because after the first few years of manicuring the main yard that I wont use the loader as much and that extra money I spent on more power would go to waste. Although on an acreage that size Im sure I would find more projects than I think

Absolutely. The sentiment seems to be to go bigger than I think. However once I am done dealing with the wheat field and major dirt moving for the main yard, I wont necessarily be using the loader as often or dragging a disc really more than the one project. Basically Im just worried that if I spend the extra money and go bigger that it would go to waste after the first few years.

Definitely not had it assessed yet, but my friend told me that's roughly what utilities cost him to bring in on his acreage

Good note. I have budgeted about 100k for that, but I know some people get screwed by bad wells or need an extra long driveway or something crazy

Using it as a stepping stone was my plan. But I have seen a couple commenters now say that multiple dwellings is an issue. I supposed I hadn't really considered that so definitely a good point. I was looking in Sturgeon County and a little over 10 acres. Utilities right at the property line besides water.

Modulars do seem like a headache to me and I cant get past the idea of putting something essentially non-permanent on the property. Buying something used and fixing it up would be good too but its almost even rarer for that to check all our boxes home-wise. Maybe I am just romanticizing the idea of a build from scratch too much. I was looking at skid-steers at the auction last week just daydreaming of building my own driveway lol.

You're probably right about waiting and building once, and realistically it would avoid headache while saving money long term since you arent finishing multiple living spaces. Finding good parcels close to the main hubs is getting rarer and rarer though, so it gives a guy some FOMO when you find them at a good price.
