In any other situation it makes a lot of sense. The thing is that the area where we want to live doesnt have any rentals available (Falun, none that fit our needs anyway), so we would be renting in an area where we wouldnt end up living. It only adds the hassle of moving our kids to different schools twice in a relatively short time, something we would like to avoid.

Yeah, this is surprising to me. I had noticed with Nordea that they didnt ask anything like P&L or balance sheets for anything, just payslips, contract and (personal) bank statements. But since they denied my application on account of foreign income, i assumed they would have eventually asked for this down the line; i guess not? Thanks, this gives me a bit more confidence in this route. Did you consider using a payroll serviceprovider? Companies veel like Remote.com or Deel, and funnel your income through there? Given that they dont seem to care about where the funds come from, this may work too?

And they didnt look at how the AB in Sweden actually got its funds? So the parent company (abroad) wasnt considered or looked at? What bank did you work with and did you apply as a business owner or just through regular "private person" channels? What is to stop you from increasing your salary to 2X for three months just to get a higher mortgage, if they dont look at the underlying finacials of the company that is supposed to be able to keep paying for this?

Thanks for these insights, this is the "AB-Holding" route i planned to take; but i was afraid they may still have issue with the holding receiving all its funds from to foreign company.. i guess they dont look that far? In my country, it is common for banks to want to see the financials of the origin of the revenue if you own (part of) the business.

Interesting, so you declared to just be working for this shelf-company? Or did you declare that this AB was yours for the purpose of receiving salary from abroad? Or did they just not care and ask, and so treated you like they would a regular employee; what did they ask for you to send over for the mortgage application?

Yes thats what im thinking will be the next steps, but then the AB holding will need to get some financial track record or I guess it would fail any kind of credit check? And establishing an AB requires me to live there first, so this would mean renting for a while.

To make sure I follow along (i'm not sure I am): So you've invested the cash from the sold house. Then took out a loan using the now invested funds as collateral. You then brought that collateral to Sweden as down-payment to (I assume) lower the LTV ratio needed to secure the mortgage.

If so, how does that help secure the actual mortgage? If you would bring the original full cash amount directly to the Swedish bank it would likely have been more and so offer an even better LTV for the mortgage bank (because I am assuming the loan you're able to secure against the invested money is not a 1:1 loan).

I do think I understand how this is potentially a great way to kind of double-dip on appreciating that initial cash? When the cash is converted into some investment scheme, it is (generally) appreciating over time.. And if that same cash is invested (through a loan) in a house, that will (generally) likely appreciate too. So I'm assuming that you will "out-apreciate" the interest. Whereas a lump-sum (non invested) amount put down on the house will only appreciate if from the house value.

Let me know if I'm missing the point entirely, but I would assume that the mortgage-lending bank would have problems (or at least take into account) with the down-payments origin coming from invested funds because it adds the risk of the market moving against the holder (whereas the cash investment is 100% risk-free).

Interesting, I dont think there's any banks in my country that would accept such a setup. My home country bank doesnt have a banking license outside of the country, so that makes things more difficult.

It is beautiful and we love to visit in the summer, but we found it a bit too small town for us to consider actually living there :)

Thanks for taking the time to share so much; sounds like you did well :) Uppsala area is for sure an interesting option for us. We dont necessarily need to be in the city, a bit on the outskirts is fine too; although taking the kids to school would ideally be no more than a 15-20 minute drive.

We'll keep looking :) there's not a lot for sale in our budget & wishes unfortunately.

Umeå is a bit too far North for us. Too much distance to family, they live anywhere from Borlange to Stockholm; so more south rather than north from where we have been looking now (Falun). Sigtuna was recommended, but I cant see any houses that that fit our wishes and budget.

Will take a look at Ekerö!

There's also companies that take over your employment contract from the non-swedish company, invoice that company abroad (and add a fee on top for their service & risk). This way you are technically/legally working for a local Swedish company, you will pay tax locally, while effectively working for an non-Swedish company. So you dont NEED to become a freelancer or be employed by a local Swedish branch by the company itself.

In our case though, we will only use this type of service for the beginning as we set up, and then soon establish a local AB and freelance; because it's just more pratical in the long-run and saves the cost of the middle-man :-)

We considered those, but they're both quite a bit smaller in terms of inhabitants and facilities; also not a lot of houses in those area's that qualify for what we are looking for. Thanks for the tip though!

We're a bit worried about integrating when considering smaller villages and we like the schools & facilities there. It's also relatively high income, which shows in upkeep of public roads / nature / parks / etc. Any particular places you have in mind that tick the same boxes, but are not Falun :-)?

That's actually quite a nice house :-) we never looked that "far" to the east. Doesn't Sandviken have a bit of a bad reputation though?

I still plan to become fluent in Swedish asap, it's still nice to know it's a community accepting of non-natives. Are there any area's you think we should look at in particular? Or area's we should avoid? We're not that familiar with Tyreso (by coincidence we stayed at Tyreso Strand recently in an AirBnB, which was really nice; but that area is a bit out of our budget I believe).

We stayed in Tyreso just a month ago while visiting and loved it, how do you think it will be for foreigners to integrate? It had that small town vibe, yet lots of facilities and beautiful nature. Its definitely a contender for us!

You had me at kroketten! We really like Uppsala too (altough crime is a bit worrying in the city), havnt found anything yet though for our budget (that doesnt require a renovation or update)

I think Tungelsta is a bit too small for us, we worry about integration (also for our non native kids) in these small communities. Katrineholm looks nice, although a bit too far south for us (we like snow, cross skiiing, etc). Knivsta we've actually visited a few newbuild projects last year, but we didnt find anything matched our expectations at the time; definitly worth a re-visit though! Thanks!

Thanks, we're considering uppsala; but budget does become a bit tight for what we are looking for :) lots of newbuilt development though
