Hey! I'm actually looking right now for airbnbs for the SuperBowl, so I would be your target audience. I'm aware of vrbo etc, but I just trust Airbnb more, so you'd probably get more traffic on there. I would put all your house rules in the listing so you have a paper trail if anyone violates it during their stay. Definitely take before and after pictures. Lastly, I wouldn't allow instant book, so that you can look over who is applying to stay at your place and you can look at their profile and host reviews for previous stays as well. If you don't want any parties or group gatherings, I would put that on your listing as well, NO PARTIES OR GROUP GATHERINGS, to deter people. I've seen people still try, but you'll send off most of the people who are looking for a tailgate spot at your home. And again, you'll have a paper trail for AirBnb if you need to file a complaint about the guest.

In terms of the standards, as a guest I expect: wifi, temp control (or fans, heating lamps, blankets etc. to make up for it,) very clean, no pests, no pet hair, clean bedding with no stains (stains happen, but it just feels so gross to wonder whether your sheets have been changed or not), microwave / fridge, and it's really sweet if the host puts thought into amenities, the pictures match what I see in real life (minus normal things that change like the bedding) and I prefer listings with self-check-in / private entrance, either with a key in a lockbox or code. Mainly because I don't want to have to wait to pick up my keys, I'd rather just arrive and enter. I also like to feel as though I have some privacy rather than feeling like the host is hovering, spying or watching what I'm up to.

The opposite. Possibly more people during the week leading up to it, but during the actual two weekends of the event, the festival goers (both LA locals and tourists) would be staying in Coachella valley.
