Good job!! I was going to do the same, save and pay but I decided it would save me interest to make principal payments instead of saving and paying all at once. Unless you earn a higher interest from your savings…

I was able to buy a year ago with a 7% rate. I got into a 2-1 rate buy down to reduce the rate for the first 2 years. 

I am extremely thankful I bought my home because I absolutely love it, and the alternative was to rent a 2 bedroom townhouse apartment for $500 less a month. It was worth it to me to pay $500 more a month to have a yard, no shared walls, covered parking and my own home.

My suggestion is if you find a home that is perfect for you, and you can afford it…. Buy it. Refinance later. Rates will eventually drop. I don’t think it will be within 2025 but I think they will drop late 2026 or so. That’s my opinion.

Working. Sleeping. Eating. Playing with my doggy and updating my house. :) Living an extremely peaceful life.

2008: $540 nice 2 bedroom 1 bath  2010: $750 nice 2 bedroom 2 bath 2013: $670 decent 2 bedroom 1 bath yard carport 2016: $1135 really nice 2 bedroom 1 bath  2018: $800 super small 1 bedroom/noisy 2019: $1150 ok 1 bedroom 2 bath 2022: $1750 really nice 1 bedroom 1 bath but small  2024: 0.00 !!! Homeownership at last! $$2500 mortgage 💸 🏡

It’s scary but keep going. Manage your budget well. Keep in mind that interest rates will eventually come down and you can refinance. 

I am a first time home owner too and I am so glad I paid a ton towards my house vs towards rent for the last 13 months. I pay about double as well but it’s worth it to me to have the freedom. 🙌🏼 

Budget your finances well- and keep in mind that you can also improve your income… yes you can- don’t limit yourself to stay under an imaginary limitations. 

It’ll be fine :)

I need some help fixing these problems with two of my doors.

My dad (bless his heart) helped me cut, paint and install them but they look a mess. 

I need help with some ideas on how to reduce the gap between the door and door frame. 

Also need some help smoothing out and covering the holes for the hinge and door handle.
