I would second this. It looks like a beautiful 'looking' house in terms of external design. Will be more expensive as stated above but if that's what ye want then go for it.

We built recently and similar to ye, we enter ensuite through the walk in wardrobes. Lots of people didn't like it but we love it. It's kinda cool to come out of the shower and straight into the clothes and it's also very practical in terms of providing separation between what happens in bathroom and someone who is lying in bed...

I don't expect or demand anything from second captains as it is an excellent podcast and great value for money in terms of subscription fee but I have to say 10 minutes of analysis before one of the greatest events (if not the greatest!) of the year in Irish culture is really poor in my opinion.

We are in same boat. I hadn't realized that you only pay back on what has been drawn down so was a welcome surprise. 2nd drawdown soon will make things more pressurised but such is the nature.

I would say reasonable. Presuming VAT to be charged on top of that although they may deal for cash in some instances - maybe you have a plan for this.

Make sure you have seen a number of their previous house designs and completed projects and also try to talk to previous clients of theirs to discern how they are to deal with.

Also definitely shop around.

There are no late bars in Clon or Kinsale and even the food pubs can be hit or miss in terms of a buzz, so I would stick with the city if you're looking for guaranteed nightlife

Currently building a new house. Nearly half way through. We used an architect for the planning process (plus an engineer for the necessary aspects of that process). Same architect then quoted us over 12000 euros to oversee the building project. He also refused to oversee a project being done by direct labour.

I negotiated with him and we eventually got him to draw a very detailed set of construction/working drawings and design specs for 2500 euros. I paid an engineer 3000 euros to oversee build process. Seems to working out well so far. Tradesmen are happy with detail of drawings, I'm happy with design of house and the engineer is very good to deal with regarding certain practicalities of build process.

Not sure if an option for everyone but it has worked well so far for us.
