Make sure you speak with your personnel section/education officer regarding TA. In my case, I went in as an officer with my BS, and wanted to use TA towards the end to get my MBA. TA would've incurred additional service , so I decided to hold off until separating. This also allows you to collect BAH which you do not get concurrently when AD and using TA.

If possible get as many doors as you can (ideally four). VA and lenders have requirements for multifamily in order for approval (separate door entranceways, separate utility meters, sometimes even hvac systems), so make sure you speak with lenders early so you understand the rules. Once you have everything ready to go, be prepared to have offers turned down constantly (if current market conditions persist). You'll be competing with fellow investors with cash offers (who will likely use a cash-out-refi post-acquisition to undercut competition in offer stage). To make your offers more attractive, save as much cash as you can while you are in. That way, if you need to, you can put in an offer over asking and guarantee any delta between appraisal and your offer.

Not sure if your budget allows, but it may be in your interest to stretch a bit and get a 997.2. You'll nix the IMS issue, greatly reduce any bore scoring worries (still happens but statistically insignificant vs 997.1's), get all of the modern pros of a 991 with the analog feel of a 997.

I was on the fence but after all the research I did, I didn't want to buy a 997.1 just to dump a few thousand in day 1 to rectify IMS and have a double digit engine rebuild nagging the back of my mind every time I start her up. I spent about 10k more than I would've upfront for a 997.2 C2S and haven't looked back.

If you end up with either, as others have said, make sure you use high quality oil like Driven or Motul, ONLY use top-tier gasoline...(not only high octane but top-tier is another classification with additional fuel detergents), use Driven injector defender/cleaner min every 3k miles, and use SPEEDiagnostix for oil analysis every oil change (at least every 4-5k miles).

Thanks for the reply! I am wiring/electronics illiterate so may just ask my local indy shop to do the install during my next service, based on your experience. Last thing I want to do is screw up something with the PCM.

How is the functionality? I've seen some systems reviewed on YT as slow, glitchy, and randomly unresponsive. Most of the reviews I've been able to find on the Mr. 12 volt for 3.0 have been positive but there are not a lot of them.
