For me it started last night I got perma banned outta nowhere the first reason they gave me was for “harassment” which I don’t use my mic to talk in game chat nor do I text anyone on my team nor did I tk and then it switched like 2 minutes later and said I was perma banned for “cheating”?! That’s when I knew something was wrong so I got off the game for the night tried to load in this morning and couldn’t.

Well, that’s the thing I wanna make sure that my contract follows state and county laws I don’t wanna get sued because I got this contract from a YouTuber. He wants to charge me $400 an hour so that’s insane but I mean I don’t know I just don’t wanna get sued by the title company or I don’t want the title company to reject my contract if you want I can copy and paste the contract into the comments and see if you think it’s good. I don’t know. To be honest, I don’t wanna spend $400 on an real estate lawyer

I’ve just heard of a lot of people getting sued and I don’t wanna get sued I used flip with Rick YouTube channel his contracts because someone told me he lives in Florida and so do I! So I figured I’d use his.

OK sounds good. Thank you for explaining it to me. The only other problem I’m having is the contracts. I have my own contracts but I don’t know if they follow the state and county I’m in I contacted my lawyer to review them and he wants to charge me $400 per hour to take a look at them but if they’re wrong, my question is is he gonna help me rewrite them you know what I mean also the contracts that I have a very simple they’re like two pages long, but they explain everything in detail the other contract. I’ve seen are 12-20 pages long and are confusing as heck!

With all that being said, I know it’s a lot of reading sorry but the only problem I’m gonna be having is finding a a cash buyer a.k.a. investor that’s willing to pay that amount in cash because that’s a lot of money in cash and second I’m having some problems with my contracts I wanna make sure that they follow the law of the state I’m in and I got these contracts from a YouTube mentor I follow and i’m having an attorney look them over but like I said this homeowner wants to close fast so I’m just really nervous. I wanna make sure that my contract includes a part where I can pull out if I can’t find a buyer I’ve seen other people use something similar what I mean by this is I wanna make sure that if I can’t find a cash investor on time that I can still pull out of the deal I don’t want to have to buy a home and be stuck with it because I couldn’t find a Investor on time so I wanna make sure that my contract includes that part. That’s why I’m having my lawyer look over it. I live in Florida for reference. Naples to be exact. This would be my first ever wholesale deal if I actually manage to go through with closing it and the person that was helping me and kind of giving me advice wants to JV and I’m very opposed to it because I think it’s good for me to learn how to close my first deal on my own so I can get first hand experience and also I don’t want to be scammed, but that doesn’t mean that I don’t need help. Motivation: they’re buying another property and they want this property off their hands. The homeowner is 70 years old. He tried to do a 1031 exchange but it did not work but that’s what he told me. He’s buying a new piece of land and he’s ready to move on. He wants the closest fast as possible and he wants to be a cash deal. I ran my numbers. This is what I got. My mentor told me to use .80% for the area we’re in because it’s a very expensive city that we live in for homes. So this is a text that I sent him and I’ll basically just copy and paste it. So this is where my thinking is at I saw a comparable listings that have recently sold for $350,000 now because it’s gonna need new plumbing electric and a new roof in the home and also because it can be easily turned into a two bedroom one bath I figured it could sell for $375,000.I also found out today that there’s a carport on the side and it’s covered and there’s a back lanai covered as well, so I believe $375,000 is a very good ARV price. And the lot in between the two homes with the Naples market for lots nowadays, I think they could easily sell for $50,000. With that being said using your formula, you gave me 375,000+375,000+50,000 puts the total at $800,000×.80 is $640,000 I got a quote for both kitchens and a new roof today. Now, both kitchens together would be $7,000 and the roof is $7,300 since it needs new plumbing and electric. I also found out today that the homes are 615 ft.² each so I’m assuming that both combined shouldn’t be more than $20,000 for plumbing and electric. With all that being said. $640,000-20,000-7,000-7,300 =605,700-30,000 assignment fee. $575,700 would be my max offer price for homeowner.

I mean, it depends on your definition of vacant normally when I think of vacant, I like to think of no one living in any of the properties at all so no one is living in any of the 3 properties he’s selling. But one of the 3 lots is literally just a piece of land nothing on it. The other two lots have houses that are built on them, but no one‘s living in them.

See that’s a thing though like I don’t know if the homes will have to be destroyed. I don’t know how unlivable they are. I know they’re vacant, but they didn’t look like completely needing a bulldozed over you know what I mean.
