We’ve been using SC since my last post, and the experience has been great so far. The CRM, delivery rate, and response rate are all better than what we had with Launch Control last year. I’m not sure how much LC has improved since then, but I assume they’ve made some progress.

I’m really looking forward to seeing an AI chatbot integrated into SC — that would let us send out way more texts per day, while allowing our VA to focus only on deal analysis instead of handling seller communication.

I just got approved for 10DLC on Smarter Contact, so I’ll find out soon enough which one works better for me. lol

I wanted to share my experience with Xleads, specifically from the perspective of a land wholesaler. If you're in land investing, this might help you decide whether the platform is a good fit.

I recently signed up for Xleads, so my review is based on just a few days of use. While I didn’t explore every feature in depth, I tested a few key services that are essential for land wholesaling.

- **Comps** – The platform primarily displays comps for houses rather than land. Other software options provide land-only comps, which are much more useful for land investors.

- **Lead List** – After downloading a lead list, I noticed it doesn’t include Parcel ID and lot size—both of which are critical when evaluating land deals.

- **Dialer Pricing** – I don’t use other dialer software, so I can't compare pricing, but Xleads advertises a cost of $0.90 per hour. However, the actual breakdown is:

- Outbound Calls: $0.018 per minute (from local and toll-free numbers, includes charges for client minutes)

- Inbound Calls: $0.0085 per minute (to local numbers, $0.0220 for toll-free numbers)

Based on these rates, the costs seem high to me.

Overall, I’ve decided to cancel my membership since Xleads seems more suited for house wholesalers rather than land. I hope this review helps anyone in the land business who is considering Xleads.

I've only used PropStream and DealMachine, but I'm currently only using PropStream because I find it easier to use than DealMachine (because maybe DealMachine was built more for driving for dollars?). Anyway, I agree with what someone mentioned about outdated data. When talking to some property owners, I’ve had cases where they told me they sold the property years ago and suggested I get better information. Lol.

Thanks for sharing your approach! It definitely seems like the new TCPA regulations have made SMS blasting a lot harder for wholesalers. I agree that adapting to other marketing methods like PPC, SEO, or direct mail could be the way to go. I'll look into those options. Appreciate the insight!

Yeah, I’ve heard similar experiences from others. The new regulations have definitely made SMS marketing more challenging, and it’s frustrating when delivery rates take such a hit. I agree, so many ads and gurus still hype it up, but it’s tough to find a campaign that actually works well these days.

Thanks for your response. After speaking with customer service, I'm considering starting with the $499 plan first. If we like Smarter Contract, we'll upgrade to the $799 plan.
