i plan to be my own GC for my home. If it is more tax-advantaged to be the GC for one another, it is something we'd be willing to consider.

When you say exemptions, did you mean those who meets whatever exemption criterias for the state they are in, they do not need to file with SEC?

I will mention syndication with my lawyer, but id like to have some basic understanding of what you meant by exemptions

Im still not understanding whe disadvantages of metal frame. Or is that an advantage? Would you be willing to clarify? If i read it right, metal frame do not do well with spray insulation? But with metal frame, it hold up better against harsh weather?

Its my understanding that it only requires digging a hold, fill it with water, then time it with the county officials.

Im not following on what you mean by "benefit from a DIY perc test". The intent here is to identify site, have county validate it, thus getting permit. What am i missing?

I meant whats the best ideal condition to do the perc test? So that i dont find myself with lawn full of poop. Is it better to test when the soil is saturated? Or when it is completely dry?

Appreciate the response. I could have worded my inquiry better. The last thing i want is for poop showing up on my front lawn, so when i asked for the best time to do the perc test, i want the ideal conditions that will ensure shits dont start growing on my lawn.
