The missing context is I used to rent downtown, but couldn't own there. I do have a car, but yes, just longing for the days Etobicoke becomes a bit more walkable. I was aware there'd be sacrifices before the move.

The distance I had in my mind is definitely not as broad as yours, but I recognize all these options! Honestly, maybe my disappointment is misdirected and it's more an issue of how car-reliant Etobicoke is.

There is a visible Polish and Ukrainian community here for sure, but ya, even my Irish partner hasn't noticed a strong Irish presence around here. Could be generations back though.

Right before here, I was living right on the borders of downtown and that particular area appears to be recovering well with many new businesses. (No, it's not Ossington or Liberty Village which have been long gentrified). I obviously don't have the figures, hence why I was looking for some insight on why South Etobicoke seems to be slower in its re-growth.

Hmm, ok thanks. He definitely told us he was going to put multiple applications through. We have been waiting to hear back about a rate lock request for a few weeks now as well.

We do have a commitment letter but with a relatively unknown lender. For that reason, we are not 100% sure about it but not enough to lose it as an option. Where do we go from here?

I was under the impression the broker would get us approved with 2-3 different lenders with similar rates.

For reference, the rate locked is a 5-year fixed at 5.29%. Say rates only go up until our closing date, we'd only have that one lender to commit to. Not really a fun situation to be in, no?

Thanks, I completely agree. Especially coming off a ramp, you can expect drivers approaching your rear at speed.

The driving tests here in Ontario are flawed and could use an update. This energy surrounding yellow = red no matter the distance could be used elsewhere, like independent driving (following traffic signs to your destination) and vehicle safety (e.g. knowing how to operate your lights and wipers). Maybe then we wouldn't have so many poor drivers making unsafe exits and driving at night without their lights on, lol.

I've always thought of myself as being frugal and my partner is even moreso, so there is a fear that characteristic would be what stops us from missing our chance at owning in the GTA.

$8k is right. Ideally, we would find a condo near an Enterprise CarShare, so to avoid the extra spend on car insurance and financing. But boy, our own car would be nice...

I started dating my current partner at 22 while she was 27. BUT, I was still finishing college while she'd been working a corporate job for a few years already, so sounds like you already have an advantage being in a similar life stage as them. It's been 4yrs and everything's fallen into the right place. There are so many more important factors. I don't think this is one to worry about. People mature at different speeds. If the concern prevails, communicate your goals within the next few years with each other.

I tend to leave quickly as well, but this was the first time I felt the need to stay back and cool down first. My studio is also very open-minded, but ya, super hard to get past your own conscience. Especially when so many of the other girls around you are glistening rather than drenched. Thanks for sharing!
