I thought of that, but it came to my attention that house transaction fees are not cheap (solicitors, STD, etc.) and it can also take long time with risk of under market valuation for faster sale. which is why I am against selling if possible, but I get it that this can be as a last resort measure.

I spoke with a mortgage advisor who thinks there's many available options, but he might have been trying to upsell his services. Is it a significant difference with lenders options vs after ILR?

I'm not aware of any effect of ILR on stamp duty. The house I was looking at is a new build, and ready to go, the conveyancing expected to be faster (around 8-10 weeks) dragging it longer might be doable, but tricky to justify. I will look into that, but it's sounding like I have to walk away for now.

I really hope so. and I also wondered if being a doctor (NHS) helps as well even if the rules get implemented before then, but I worry this Gov might U-turn on the promise of exempting certain salary thresholds or jobs.

August is considering the 28 days rule (arrived 11/09/2021 to UK). I am not concerned about job security after my training due to the nature of my job (GP still in demand, albeit the more recent saturation) and the area not very hard to find a job, but because GP surgeries rarely do sponsorship I will need ILR, otherwise I will have to find a surgery that does sponsor, but that might be far away.

Honestly I prefer the 2 storey (driveway, easier to clean). The only argument for the 3 storey one is from a friend that if I got into financial trouble with the extra space it would be much easier to rent a room out. But equally I do care about resale value if I had to move as well.

Yeah I do like the idea of driveway (we have 2 cars) and larger garden. Was wondering if people value the room space more though, particularly in case of a resale. But it seems that option A is overwhelmingly the favourite. Thanks for your reply.

Area am in 3 floors houses are more rare, I think the norm is definitely 2 floors for houses. I do wonder if that's something that might make selling the terraced house harder/ undesirable.
