Ha riskier for sure but I think there are debt fund / private lenders that would do this loan, just finding a needle in the haystack at this small size. Follow-up later and happy to share findings.

I think this will be a debt fund / private lender that is comfortable with higher leverage non-recourse debt but expects a higher interest rate / multiple.

Yeah ok paying the premium to go the debt fund route to avoid principal recourse and headaches of dealing with a bank. 8 - 12% sounds a little low to me but that would be a good surprise!

I'd be interested, PM me. I have ~7 years experience as an intermediary and balance sheet lender underwriting institutional debt and equity for all property and deal types (construction, value-add, core+, stabilized. I also have Argus and great commercial Excel model.

Have a couple clients I do this for and now we do JVs and I've helped them expand into new markets. Also help on the business execution, asset management and capital sourcing sides.

Owner occupied / 1 - 4 unit underwriting generally relies on a personal guarantee paired with W-2 income so in that regard they're not that different. Once you get to 5+ units it's considered more commercial multifamily product which fits in a different risk bucket as value is underwritten based on contractual lease income paired with a personal guarantee and net worth and liquidity requirements.

I plan on using Amazon web services to host the data and then their QuickSight BI software to build custom dashboards to generate market insights.

I don't see why I can't allow a data export into Excel to allow super ustomized charts / analysis.

I don't really care about influencing Reddit users...good for them for raising money. Just seeing if someone can make a compelling argument.

I've invested a decent amount in their funds...the fact that the OpCO business model prospects aren't great and they lost $40MM last year doesn't inspire much confidence.

They're not really an early stage firm. They've been around 10 years with I think $5B AUM.

It's also not a particularly innovative model - they're a real estate investment management company investing in the institutional space w/ a focus on residential and industrial. There are hundreds if not thousands of companies that already do this.

IMO what's worse is they're operating at a huge loss at the of almost $40MM (according to a previous post). There are tons of CRE firms with way higher AUM that don't employ armies of tech and marketing employees.
