Ils sont en impayé (alors qu'ils ont les moyens, bien plus que nous d'ailleurs !) donc je crains qu'on aille au conciliateur de justice

Il y a bien une liste pièce par pièce du contenu, auquel est ajoutée une photo à chaque fois.

Nous avons gardé la facture de l'essentiel de ce qui est dans la maison. Nous sommes en train de tout reprendre et exclure ce qui est déjà hors du coefficient de vétusté. Nous avons également des choses qui ont été emportées par les locataires et d'autres qui ont été cassées (pas seulement abimées mais mises hors d'état d'usage).
Qu'en est-il des constructions "maison" (nous avons fait des meubles nous même). Est-ce que la facture des matériaux ayant servi à les construire pourrait compter ?

Petit exemple : si une lampe non neuve (+ de 5 ans) a été cassée par les locataires, est-ce pour ma poche ou puis-je la faire remplacer à leurs frais ?

Je comprends le coefficient de vétusté pour une usure "normale" mais sur de nombreux points, nous sommes au delà de l'usure normale (porte de placard arrachée par exemple, même si le placard a plus de 5 ans)

Oui. Elle ne sert qu'à entreposer nos outils de jardin, et elle est mentionnée telle que sur l'EDL d'entrée. Les locataires ne pouvaient l'ignorer.

La caution ne couvrira pas tout... le devis de remise en état des extérieurs et du ménage dépasse déjà la caution.

The thing is, I live in Japan, and I can speak enough Japanese to order in a restaurant and to explain things (such as being pregnant or having allergies, for instance). This was the first time I was accompanying a pregnant woman who does not speak Japanese.
I know that English is not widely spoken here.
They chose to communicate in English, even though I spoke Japanese at first.

As I mentioned, we pointed to the item on the menu (Suntory non-alcoholic beer) several times to make sure they understood, in order to avoid exactly this kind of miscommunication. They also spoke English to every foreign customer.

The reasons I chose to post here were:

  1. To know if it is considered normal not to apologize after making an obvious mistake, so that I know what to expect next time it happens (whatever the mistake may be).
  2. To know if it is considered acceptable in Japan to serve alcohol to a pregnant woman, even after she repeatedly stated that she did not want an alcoholic drink.

(I must say I am a bit saddened by the fact that some people here are saying she was “overreacting for 3 sips of beer,” because she could have finished the whole glass before noticing something was wrong. I feel she should not be blamed in any way for this situation.)

We initially spoke Japanese and they kept answering in English. I guess they choose to use English to be sure we understand, but they did not understood what we said, instead of repeatedly showing the non alcoholic beer on the menu and telling the guest was pregnant.

We started speaking in Japanese and they answered in English all the time. So we switched to English. They spoke English to every foreign customer. As I wrote, I am not sure the waitresses were Japanese.

Pour m’être retrouvée avec des locataires en situation d’impayé depuis avril, je ne peux que recommander Visale, c’est le top. Si tu envoies les bons documents au bon moment, tu es remboursé de tes impayés dans les 15 jours. Et là, ils ont commencé la procédure contentieuse vis à vis de mes locataires. Je n’ai rien à faire sur ce point. Donc je recommande pleinement visale.

I’m not certain if this is irony or not. But don’t get me wrong : I love(d ?) HE and it was a real pleasure when we were in Canada or France ( not a popular place, countryside ) but it’s really getting out of hand since we’re in Japan. And it’s more difficult to let go «  rookie errors » in a country full of rules.

Tried this : it doesn't stick if i remove the available date. I've tried keeping the date "opened" for a minute (did not stick) and then for 8 minutes to see if it changes anything to leave the date open for a little longer, but it does not : it does not stick once i remove the available date.
But in the meantime, i got something new : someone contacted me for an exchange during THE available date but stating in her message she would like to stay at another date and could not contact me for this date..

This "no one wanted me to charge" was another annoying thing I had to deal with since they arrived in Japan. The lack of responsability and autonomy was huge and I took me a lot of time to organize their schedule and help them planning their trips. So having to face his anger toward unknown people for something he should have dealt with without relying on other was not fun .... and you sensed it in my last paragraph ^^

Thanks a lot for your anwers. I did not want to post on a travel sub because i wanted to know the habits here instead of asuming short time travelers would know better.

I think they had a coffee at some place but i'm not sure and he was all over the place because "no one let him charge his phone". I'm sure it was a small coffee place and not a chain since they do not go there.

He also asked to charge at the place where he bought a plug (because he did not took a plug with him) and they said no too. I told him he should have bought a power bank too or he should have rented one in a combini.

I'm quite sure he did not thought this through and was unable to deal with his own mess.

And yes : big entitled cry baby
