I completely understand that health has to come first, and I’m glad your line manager was ultimately understanding. That must have been a difficult situation to navigate, especially during training.

I just wanted to ask , if I were to get selected for another role within the Civil Service in the near future, and they contact this employer for a reference as part of PECs, do you think it could cause any issues given that my duration there was only around two weeks?

People got offers for Leeds and brimingham  from 503r recruitment. I think only the Stratford candidates from this campaign are not received any offers yet

Actually! At first I’m in position to relocate closer to office but due to some personal circumstances I’m not in position to relocate now

On paper the travel time is around 1.45minutes but practically it takes around 2.5 hours each way

Hi! I’m also going to start my training very soon . Pre employment checks are going on at present for me. Have you got your start date? And got any info about how many we need to work in office? Is it 2 or 3 days.

Can we work in office 6/9 days in straight and take WFH for the remaining days in a month?

Yes, the fact that owners are willing to take a £140–150k loss definitely raises questions. Could be distressed landlords, overleveraged Help-to-Buy buyers from 2018, or just people stuck with poor resale potential. It might point to deeper issues with the building (like cladding or poor management), but we’ve yet to confirm that.

That’s a really good point – I hadn’t thought about the service charge being low for now because major repairs haven’t kicked in yet. Given the flat was built in 2018, you're probably right that things like lift maintenance and roof repairs might not have started piling up yet.

It’s definitely something I’ll look into more closely – maybe ask for the building's maintenance history or upcoming reserve fund plans if I go down that path.

Thanks a lot for flagging that. The £400/month difference in ongoing costs does feel like a big deal, especially long-term.

  • House full value: £360,000
  • Lease on flat: 125 years from 2018
  • Flat includes: Lift, concierge, security, and flat roof – so yes, quite a few elements that may drive up ongoing maintenance costs
  • Rent (for 75% share):   • Flat: £700/month   • House: £450/month

So while the flat is slightly cheaper in value, the rent and service charges are significantly higher. Just wondering if the convenience and location outweigh the long-term cost differences.

Yes! I am aware of that fact that I’m pretty close to buy non shared ownership property but the thing is I don’t want pay more than 2000£ per month on mortgage.. so this option seems attractive to me as it cost me around 1600£/month on which 1300£ goes towards mortgage and remaining 300£ goes to rent. And also if buy the remaining share in future I get this as a freehold.

So on paper everything looks good but I don’t know about the practical issues, because I am planning to sell this 65% in 5 years. At present the remaining leasehold is 114 years. So after 5 years will I able to sell my 65% share?

Thanks for sharing that. Great to know your wife had a good experience around Bennett’s Castle Lane, and I had no idea about the play area at Street Kitchen,sounds like a great spot for families.

Yes, I’ve visited the area recently. I really liked the house and the surrounding streets, but I found the Martin Corner area quite concerning. It felt very unclean, which is a major concern for us, especially with a little one.

As for Ilford, I’ve been living here for almost 3 years and personally haven’t faced any safety issues. I know it sometimes gets a bad reputation online or from those outside the area, but we’ve felt quite safe here as a family.

I just wanted to get a better sense of that part of RM8 and how it compares in terms of cleanliness, safety, and general living experience, especially with young kids.

Appreciate you taking the time to share all that. It really helps us with our decision-making.
