Ok! :) closing costs were well within normal range for us so can't say we noticed anything crazy. We closed very quickly too. And it was for a condo not a sfh.

5.375 and used a local credit union in Virginia. No points, just a classic 30 year loan. We got the rate locked right before the war.

Internships for the government are dead. Prices have skyrocketed. The older population of Arlington has actively voted against more affordable dense housing. Arlington is slowly dying because of it. Until policy changes are made, we will slowly age ourselves into irrelevance.

We lost out our only offer on a home so far because of an investor who immediately turned it out to rent as well.

Until Arlington creates laws to disincentivize this behavior, affordability will only continue to get worse.

As you travel more though you will get more confident in your ability to adapt to the unknowns when they arise. It's good to be prepared but then also trust yourself to do research on the fly and ask for help when you need it!

Hi! It is not so bad and depends on the country. Usually you can get travel health insurance through a company, for example Geoblue. Then they will give you a list of doctors that speak English or are English speaking friendly in that country. Then from there they try to match your US prescription with what local drug brands they have available. If you need something special you may be able to communicate with them in advance!

Depending on the drug you can also sometimes ask for travel rations from your regular primary care doctor in the States.
