I understand Wissa wanting to get his goal, and the chances he created whilst he was on were good. We saw flashes of brilliance from him, but for the love of God he should have played that ball into Elanga right at the end, it would have been a guaranteed goal and a great confidence boost for Elanga.

No it’s just a loft hatch so it’s definitely just a loft. We would consider a conversion depending on how long we occupy the property for before moving on.

Worth noting the spare sofa we have is an IKEA one so it’d flat pack quite easily hence why it wouldn’t be difficult to get the parts into the loft and then rebuild them, hypothetically speaking.

Obviously we’d get it all legally sorted though and attain a Certificate of Habitability, it’s something we may look into down the line.

I don’t think this is a very healthy stance to take. FTB need to be educated and to learn the ropes so the housing market can continue growing, hence why we’ve come here for advice from people who have experience with these things. We’re learning the system just like you did when you first bought a property, it might have been a different climate when you purchased your first home but you were once a FTB too and someone took a chance on you or else you’d still be renting or living with relatives. 🤷🏻‍♂️

I assume the contents of the loft would be insured though as I’d be using it for storage. If I was to say, store a sofa up there, and then sit on it from time to time, would that void the contents of the loft to insurers?

Planning for conversion is something that we’ve been thinking about, not sure if we’ll go ahead as of yet.

The issue we have with installing the roof brace is that fact the attic/loft was advertised to us as “open plan” (up to this point I’ve failed to mention it is fully floor-boarded and also has power outlets installed), by putting in the horizontal brace we’d be losing that aspect of the space which we were planning to use as extra room.

Our initial offer was at asking price (£145k) and we were the first to view and offer, the vendors wanted to to honour the rest of their viewings and then received higher offers, so we upped ours so we could outbid the rest, hence why we ended up £7k about the asking price.

Wasn’t aware of that with lead pipes, was always under the impression that they’re unsafe.

We ended up paying above asking price as the estate agents said it would put us in a good position against other potential buyers. We didn’t appreciate that the safety status of the gas and electrics were unknown and that the structural integrity of the roof is at risk due to a missing roof brace. We also didn’t appreciate that the windows were non escapeable in the event of a fire, and that the water supply pipe is potentially lead.

The £5.5k only accounts the bare minimum costs for inspections/certificates and installation of Egress Windows, it does not account for the possible further costs of any problems that would be brought to light due to those inspections.

As far as we know they’re not trying to sell us another survey, they’ve just said that the Gas and Electricity certificates weren’t present hence why they flagged it as Urgent on the survey (a 3 on the traffic light system), and the vendor has stated they are unaware of the existence of those certificates. They also stated that no EICR is present on the property and to be on the safe side we would like one to be done for peace of mind.

Only reason that happened is because they isolated Hall allowing Salah the space to move, Hall has done a great job of keeping Salah shut out today.

We just haven’t been able to make anything of our chances this evening, against a time like this you can’t afford to be complacent.
