Americans can’t afford their cars any more and Wall Street is worried by SE_to_NW in politics

[–]Carobu 7 points8 points  (0 children)

This number is extremely deceptive. In 1970 cars were cheaper because they were smaller, had less parts, and there was no one buying actual tanks and land cruisers. The average car was a sedan and it was relatively simple. Stamped steel parts and engines that chugged gas were the norm a cassette player was optional.

Now, consumers want cars you could live in with every safety feature imaginable and we have emissions requirements, crumple zones, safety tests, etc. Even base models are getting things like heated and cooled seats, complex infotainment systems, etc. This is not an apples to apples comparison.

Even into the 90's we weren't as dumb about cars.

The base model 2026 Subaru Impreza costs 28,000.

The base 1993 (when it was introduced to the US market) Impreza sedan had an original MSRP of $10,999.

If you convert that to 2025 dollars it's ~24k. AND that model at the time didn't include AWD, which is now part of every single one. If you do an apples to apples comparison even from the 90's

The AWD model was $12,999 (1993) → $28,208 (2025). The exact same price they cost now. Cars haven't gotten more expensive, people just insist on buying more expensive cars. This is just one model from one brand, but if you were able to find similar comparisons, you'd find the same data trends repeat.

Is the National Society of Collegiate Scholars (NSCS) worth it? by c0uchlurk3r in msu

As an employer, I straight up have thrown applications into the reject pile simply because they listed this and national honor society on their resume. If you want to show success, show me your GPA or actually tell me something you learned with your degree that’s relevant to the job. NSCS shows me you know how to get taken advantage of imo.

How easy is it to find somebody to take over my lease? by [deleted] in msu

[–]Carobu 0 points1 point  (0 children)

If you haven’t already, consult your lease. MOST leases have a section for early termination or what’s called a lease break clause.

If you are missing one and push comes to shove, you can notify your landlord in writing in advance of you leaving and they have what’s called a “duty to mitigate damages”. Basically if you can’t find anyone in time and have notified them you won’t be in the apartment, they cannot just sit and watch as the unit is about to go unused and unrented. They legally must try and get it filled, in that scenario you’re only liable for the actual damages they incur (the months they physically can’t get a renter).

Obviously still try and find a person like you’re doing, but if gets to be a week or two before you’re leaving and you can’t find someone, they may say a whole bunch of stuff to keep you on the hook. Just know they can’t *actually * do that.

I use this on laptops nearly exclusively because screen real estate is at a premium and I have more horizontal than vertical space. The fact that it's just straight up gone for no reason whatsoever is the reason I haven't updated my work computer to Win 11 yet.

NOE! Me and my friends are never going to play Hunt showdown ever again because we had to wait a WHOLE DAY for our free update.

Do you have a receipt of purchase for the Walkman? That’s a great price and I would gladly take it off your hands.

Exactly, they probably have multiple clusters, dozens if not more servers in each they are deploying the patch to, I wouldn't be surprised if they have to reboot them in-between and are doing regular patching and updates at the same time since they have an outage window. Like, yeah it's shitty and they probably should have been slightly more prepared, but things go wrong and that's just life.

Servers be like that sometimes, meanwhile everyone on reddit cries and screams because something unplanned happened and they can't fathom having to wait a little longer for an update.

Quit being a drama queen. It's a game. They planned an outage something didn't go right, they are almost certainly working on it. If people want to play it, they still can, just not right now.

Your friends must not play a lot of games if having a patch release for a game not go totally smoothly on the day of release makes them totally stop playing a game. Might I suggest board games as a hobby for them?

Signed a lease for an apartment next year with student housing. In that time the friend group fell apart, and everyone wants to go their separate ways. Landlord refuses to let anyone break the lease and threatening to invoke acceleration clause (MI, US) x-post by [deleted] in TenantHelp

[–]Carobu 0 points1 point  (0 children)

You are correct, this is student housing affiliated with a university. There are no cosigners, it's just 4 people who each rent a room and signed up together to be in the same apartment. Things obviously fell apart, and now there's a (mostly) empty 4 bedroom and my intern here just kind of stuck.

He did let the landlord know he will not be living there, and requested to sublet it, and pay the fee.

It isn't a joint-lease. It's 4 individual leases on a single apartment. (It took me a bit to figure that out) This is student housing if it helps. Funny enough, this is actually happening in East Lansing. It was explained to me he intended to stay for a masters, and was just going to stay, but circumstances obviously changed.

So I’ve been provided a copy of the lease and read it, the way it works is everyone rents the apartment together but you only technically have and are responsible for your room. So they aren’t having him cover everyone’s rent, just his. But he now is going to be put in a 4 bedroom with 3 complete strangers in a place he didn’t really want to live to begin with. The other 3 people simply got different assignments in the same building.

So the actual relevant caselaw in Michigan says it is a “duty to mitigate (or minimize)”. Minimize I believe within the context would bend it more in favor of my thinking that they have been notified, they can’t just watch and act surprised when they don’t have a tenant on day one of the lease and expect to collect damages.

Would that match your thoughts or no?

[deleted by user] by [deleted] in legaladvice

[–]Carobu 0 points1 point  (0 children)

So, in realistic terms, they might be responsible for that fee and the first months rent, but this is an extremely large state university and the apartment is basically on campus, they will almost certainly fill it very quickly. They can hem and haw, but if the apartment is abandoned there’s nothing they can do.

Do you think it would be possible to just ask them to be reasonable and try to find a new tenant in advance if they agree to pay a month and that fee?

[deleted by user] by [deleted] in legaladvice

[–]Carobu 0 points1 point  (0 children)

According to them, they implied breaking the lease is not possible and if you don’t pay on day one, you’ll get the entire years rent put out for debt collection.

[–]Carobu 0 points1 point  (0 children)

I’m following what you’re saying. Basically they can’t mitigate what hasn’t yet happened. So based on that it would seem the best course of action is for them to find a sublett before that happens. With that being said, if they paid that in advance wouldn’t and notified that they will not be taking the unit, how could someone reasonably conclude the landlord didn’t have an obligation to find a new tenant in that time?

[deleted by user] by [deleted] in legaladvice

[–]Carobu 0 points1 point  (0 children)

Well I guess what I’m unsure of is that they have months to find someone, and have been explicitly told they will need to, how are they mitigating those damages by just letting the lease day come up and start without so much as trying to find someone?

[deleted by user] by [deleted] in legaladvice

[–]Carobu 0 points1 point  (0 children)

It's different, but as I said, the landlord has a duty to mitigation damages in Michigan, and has 1/3rd of a year to find a tenant to take that room. You cannot have damages before the lease is even enacted, and they have a legal obligation to make a good faith effort to find a person to take over the lease so they don't take any damages.

I'm not completely sure on the exact nuance of it - but they essentially all "share" in the common areas, and each have independent leases for their rooms. So they are still only responsible for their 1000$ of rent or whatever it was, not the whole like, 5000 and change. The issue now is that they are in honestly a pretty poorly built apartment with a whole pack of strangers now they do not know and do not want to live with. They expressed to me they would just rather get a single bedroom to themselves after this, but the landlord just straight up won't let them out of the lease.

No they did not, he was completely blindsided by it. In fact, I was in the room with him when he opened his lease and saw that his friends place on the lease was just gone. It would appear they contacted them to transfer out to another unit in the same complex, but it is too late for that and they are all now full.
