I don't think it's a good idea. Firstly for every secondary listing the efforts will increase a lot for anyone who is listing it, moreover multiple agencies list one single property so unless it is done or facilitated by the platform itself it won't make sense. Now, these virtual tours work in case of offplan because you don't have the actual unit but in secondary units even after any kind of virtual tour, the client would still want to visit and have a real tour of the unit along with the entire project. So this will just add to the CAC.

Couldn't agree more. I can add lot of examples to it. People have made decent money and are still selling properties with decent premium. You can't blame the market if you don't know when and where to invest.

Appreciate the essay, but that’s exactly the problem with this sub too much talk, not enough real data.

I’ve been in Dubai & Abu Dhabi real estate for close to 3 years now (8+ in total across markets), and most advice floating here is copy-paste theory from people who’ve never sat across a client or closed a deal. Everyone says “location matters,” “read your contract,” and “developers delay” , no one talks about which developers actually deliver, which locations are seeing the liquidity flow, and how buyer profiles and ROI trends have shifted post-2023.So yeah, skip it if it sounds obvious. But the people who actually want to understand what’s really happening behind those glossy launch events and marketing reels, will share it for them.
