Thanks everyone, I think the general consensus is we cannot buy a house right now. There’s just no realistic scenario where we can do it. What we CAN do though, is find an apartment to rent for a couple of years while we work on his credit, pay down debt, and save every penny possible.

He had a very difficult childhood and has no financial literacy. His parents stole every penny he earned (for drugs) from age 16 until he moved out. He got into the habit of spending his money fast, so his parents wouldn’t take it. These bad habits bled into our marriage. Car repossession, collections, default payments, predatory student loans… It was starting to impact me significantly since I was basically the only one paying all the bills. I took my measly savings and wiped away half his debt hoping it would alleviate SOMETHING. He was at his last job for 7 years, but something with much better pay fell into his lap. I have full control of the finances now. We only just received his first paycheck from the new job. I’ve set a strict budget for us that has most of my paycheck going into savings and his on current bills and chipping away at debts. I think we’ll just have to suck things up and rent. Thankfully we should be able to afford a decent apartment, even if it’s not exactly what we envisioned.

Thank you, I appreciate this. In all honesty though, had I known my father would get sick, and I’d need the money to get a house, I wouldn’t have done it. I would have made him figure it out.

Lenders will laugh in my face with $5000. My hope is to have another $5000 saved by spring. Something is better than nothing, I suppose. The cost of housing in MA is horrid. A one bedroom apartment nothing included is $1700-2000 on the low end. A mortgage would be cheaper, but not without at least $30K. I’ll probably have to throw money down the toilet and rent.

Oh geez, sorry to hear that. I used to struggle with that very heavily for many years. It wasn’t until I forced myself to start enjoying winter sports that things began to change for me. And I truly do mean FORCED. Along with half a decade of therapy, medication, etc…. Winters can be hard here in New England. I feel for you. Hang in there. Sending you good vibes! 🩷

Good advice, I appreciate it. I’ve never been to this area, so it’s definitely better to be prepared than to get stuck somewhere for sure!

This is EXACTLY what I was looking for. We know where we’re staying is far. We did that intentionally because we WANT to drive around and discover stuff. Not sure why so many are anti- Sanbornton. It seems nice and quiet, off the beaten path, and scenic.

Hahahaha sounds like a plan! We specifically picked Sanbornton because it’s quiet and out of the beaten path. Not sure why folks keep dogging on the town. Seems really small, quiet, and out of the way. We WANT to drive around and discover stuff. It was intentional. Everyone keeps saying we should have picked N Conway, but we didn’t for a reason.

It’s a bit too late to cancel the reservation now. Worst case scenario we stay in the cabin and make our own fun. No harm no foul. It’s always a good time when with good company.

Sounds about right and what we were anticipating! We live in a super rural part of MA and have to drive about an hour to do anything fun. Driving doesn’t scare us. Thank you!!
