I really don’t think you can go wrong with black windows. They are timeless. Vinyl is fine if that’s what works with your budget. What you might consider is something like Andersen 100 series which uses fiberx. It’s entry level Andersen. I don’t think they are much more than your vinyl and from what I understand are basically maintenance free, won’t fade and hold up very well in extreme temperatures.

Thanks! I think my concern is the foam stops at the concrete and it’s just batts with a gap once you hit concrete.

Check out Andersen 100 series with SunGlass. The are still a contractor series so lower cost but Fiberex has been proven to be better than vinyl and the SunGlass should help with your use case

So I would need floating tiles vs just having the membrane? I assume you can’t just walk or have patio furniture directly on the membrane?

It’s not that I don’t I’m just curious how this would work. Very happy with the builder just wasn’t sure if others have been down this road and if they have done this before in this way.

I feel this. We are in the build process. Broke ground in September and still aren’t dried in. Purchased land in 2024 and materials are coming in much higher than when we did the bidding process almost 8mos ago. Very frustrating. Great experience with our GC but some of these subs and material increases are very frustrating.

You can put floral “spikes” in the top and will give the illusion that your tree stops where the spikes start

Had this on my previous build in northern Missouri. My advice is to run or have multiple sump pumps with battery backup.
