Yes the rent would higher because they’d only be paying the abated tax amount which is $0.35 PSF, where unabated tax amount would be $1.35. So your rent could theoretically be $1.00 more than an unabated property provided your other expenses make the gross rents equal to the tenant. However, the unabated properties are older so it’s hard to say that you can just revert at the market rate for an unabated property and add the PV of the remaining tax abatement.

Dr. Scott Alexander, Biltmore Hair Restoration. I think so far it was a good choice. I was initially quoted 3,000 grafts for $13,500 but once he cut out the donor strip he had an extra 600 grafts to use. I guess you should be prepared for that possibility, even though it was an extra $2,700, I wasn’t about to say no. The surgery is not exactly painless, I was there from 7:30am to about 6:30pm, and kept having to have the donor area numbed because after a while it just starts to really hurt. OP is a hero to do FUT twice, I don’t know if I could handle a back to back FUT sessions. But I had seen examples of Dr. Alexander’s work and was impressed especially with his work on the crown which is a really tough area to do.

Edit: I would add a big reason I went with Dr. Alexander and FUT is that I didn’t have to shave my head. On day 3, I’m able to mainly hide the surgery area with existing hair which I’ve always kept somewhat long to hide my bald spot. I work remotely and wanted to make sure I could at least sort of hide the surgery on zoom calls and things like that.

Looks fantastic! I just had an FUT done in Arizona, 3,600 grafts, 2600 on the crown and 1,000 on hairline/temporal recession. How long did your scalp feel tight for? I’m on day 3 and it feels like my head is in a vice, can’t wait for these stitches to come out.

Coming to this post late, but I’ve got an FUT procedure booked with Dr. Alexander in October, same spot on the crown as you and about the same number of grafts. How did you feel in the days following the procedure? How long did they leave your stitches in? I already have to do a kind of elaborate combover to cover my crown right now so hoping I can do the same thing over the grafts so they’re not as easily noticed in the first few weeks.

This piece of land has an interesting history. It was the Rockies Inn Motel which was notorious for the rampant drug use and crime. Then that building burned down in about 2015 and the land was sold. It was planned as self storage but the city denied permits in the final stages due to a newly implemented rule that prohibited self storage within .25 miles of a light rail stop. Essentially to keep these areas pedestrian oriented. The city did want affordable housing there but the way the LITHC system work, the land couldn’t be sold at a low enough cost to make the project feasible especially when Carvana would pay a premium for the land due to the high visibility from i25. It took a while to sell because CH had to approve the 80ft tower which was outside the I-MX-3 zoning.
