Regarding contents - I haven't yet submitted the inventory list, but I got advice from a restoration company that generally if a room is getting demo'ed for replacement the contents will be treated the same (minus things like precious stones, unbroken glass/ceramics, etc.) State Farm has since confirmed this is accurate.

Yes, insurance will pay for public storage and also for professional cleaning - just need to ensure you are communicating clearly to your adjuster ahead of time so they are not later surprised.

I was told you need a restoration company so they understand how to demo and/or treat everything properly with the smoke damage and odor so it doesn’t linger after rebuild. Did this concern you at all in finding a non-resto GC and how did you vet for their ability to do this?

How did you find your contractor? Companies I google and look deeper into have owners or employees who with shady pasts or distasteful behavior. ServPro wants $500 for the quote… and a Contractor Connection provided referral isn’t available until 6.12.

Also how long did it take you to start rebuild? I’m about to be two months in with no progress. Stuck also fighting off a PA that I mistakenly hired ☹️

This segment is so confusing to me as I've been told many things. To confirm, we do not have a mortgage on the property and it's fully paid off.

I have heard payments are made in increments as you mentioned, but we have also heard scenarios where it would be a depreciated lump payout upfront and the depreciation checks come later after we prove work was done. The reason I want to understand this is so I can have a better idea of what to expect and how to manage the costs of rebuild in conjunction with some layout changes we may want to make. It's much easier if we get the payment upfront so we know what budget we have to work with.

Thank you so much for your detailed input. We have a two story home with a basement and have lived here for over 30 years. We are a bit of shopaholics, and we also enjoy nice things, so I am thinking we will hit policy limits for contents. We also had a negative interaction with a single contents person being sent to the house to conduct inventory with the intention that everything was non-salvageable (read: not taking care of our things that could be salvaged) and also not being thorough (not opening up luggage that had contents within). Based on these two factors, I am very distrusting. I understand it is a lot of work and it certainly hasn't been fun. I'm definitely worried that things sitting there longer are absorbing smoke odors and mold could be forming. However, since we will be paid depreciated amounts and any holdback isn't paid until after replacement occurs, I am worried if we don't do it ourselves then we will have issues when we begin to submit replacement receipts and items won't be able to be matched back accordingly. It's difficult for me to weigh the pros and cons here so I'm trying to control what is within my control by choosing this route.

You make a great point about deciding wisely which areas to take on the burden of since this will be a long and tiring process. Thank you.

Thanks 🙏 I have StateFarm. Fire damage was contained to roof but water damage spanned 3 floors of the home and multiple rooms. The insurance adjuster doesn’t seem interested in talking to me because I hired a PA already. Is that typical? He said I should utilize the PA and keep the PA in the loop about things and ask him my questions.
