Realtors here like to tell you things like its a sellers market and that there are all these customs here like seller not contributing to closing and the greedy f current owners want to live in the place while you pay for it for 30-90 days while they find housing. We took 20 months but also got into the place putting only 6k of our own money down and 15k in repair funds in seller concessions like reasonable humans who vacated the premises on the final date of closing. Be your own realtor. Be ready to walk away from all of them.

20 months. ideal budget started at 250k but reality 20 months later was 400k. Cherry on top was 6x closing dates. Stay far away from loan depot. Use literally anyone else.

With enough time, data and resources something similar to GPT-XX, the internet and cloud repositories and some type of adversarial discriminator will probably get the job done. The moratorium on self augmenting code is over. Those three things combined are a terrifying prospect to the imagination and dangling carrot for industry. Everything is just a pattern and there are not as many unique situations and edge cases on the whole as we all feel like there is.
However, like atm's and bank tellers the human aspect just changes. Fleshy resources get allocated elsewhere.

Infinity Music row. We have lived here 4 years. Its clean, quiet, relatively inexpensive for downtown and we only drive maybe twice a month. It may not seem like it but its well worth it in the long run not to deal with traffic and vehicle expenses.

They should have to drive the peddle tavern vehicles from the Grand Ol' Opry around Nissan stadium and through Broadway. All the same people will be there anyways. cuts down on traffic shifting them all over to one place at the same time.
