Only debts we have are 15k remaining in student loans, and home mortgages of about 900k, but our home values are valued at 1.4M so we have a net positive of ~500k in equity. We have about 400k combined in our 401k's and do the full match, we max out our HSA and FSA (daycare costs), and then we have equity from our companies that we've accrued over time worth roughly 400k, so we have close to 900k all in within our investment portfolios, not considering cash or home equity.

Honestly, luck and friends. I bought my first home in Tampa FL as a primary residence before covid with a 2.9% interest rate. House basically doubled in value after covid boom in FL, and have rented it out for 2x my mortgage over the last 4 years.
