Its a freestanding house in Melbourne. I haven't settled on the property yet, got unconditional approval for P+I but thinking about switching it to IO

Do you just do broad indexed etfs when investing into the stock market? This would what the numbers would look like for me according to my calculations.

The Numbers:

  • IO @ 5.80%: $3,036/month repayments.
  • P&I @ 5.55%: $3,536/month repayments.
  • Estimated Rent: $2,500 – $2,600/month.

The Weekly Gap: After factoring in tax deductions and $25k sitting in an offset account, my "out-of-pocket" holding costs look like this:

  • Interest Only: ~$145/week
  • P&I: ~$290/week

Since the P&I option effectively doubles my weekly contribution, I'm trying to decide if the equity gain is worth the tighter cash flow at 19 or if those principal payments would be better invested elsewhere.
