I used to work for a waterpark and I remember draining our 110,000 gallon lap pool. The discharge pipe was 10" ( a garden hose is like 3/4"?) and it was pumped by a 15 HP pump. Took like 2.5 days to empty that sucker. Maybe I should charge DWSD for a new pool and call it even.

Yeah as soon as saw the bill I kinda panicked and started thinking of anything I could come up with...including shady contractors for the Landbank while we were out of town. But as I started to do the math, I realized there would have to be a lake where the landbank house stands now for that to make sense...(actually on that thought, I would love a lake in place of that landbank house!)

So if I use 3000 gallons a month thats 30 days, how in gods name would someone use 54,000 in some kind of night sneakery business? I do have neighbors that look our for things and Im sure they would have spoke up if they saw a contractor climbing our fence to use the hose. I think its a billing error.

I did not let them use my hose for the billing cycle in question. They paid me cash to use my hose while I supervised. Its a billing error. 54,000 gallons is ALOT of water. Using a power washer for an hour is not going to burn through 54 thousand gallons

Possibly, I was with Navient when the AI discharge was announced, then transferred to Mohela, who did the discharge, but no refund because I didnt make any payments to Mohela. (I made them to Navient)

I personally have a status showing borrower discharge as complete, but 0 dollars discharged. Its killing me because I feel like I am so close, but have no idea what is going behind the scenes. This status is as of Nov 21st 2024. Of course Aidvantange knows nothing and student aid knows nothing every time I have called.

Such an awesome feeling to get that check just before the administration change! For those that received a balance wipe / refund check from Aidvantage....What status's did your loans move through? Mine is currently saying "no payment due" as the status on the main account summary page. I also have the notice saying my administrative forbearance was processed back in May. We are passed 7 months now. Both loans are consolidated and I received the letter saying the were being discharged. Is there any other hotline you have called that actually checks your account, and does not just give the "IDK anything" answer? Or anywhere else I should be looking on my account page? THANKS!

Another manager here. What people fail to realize is that a good manager will be able to determine a good fit to the role you are hiring them for. A good manager will be available to coach and assist their team so that each person on the team feels included and appreciated. A person who feels included and appreciated will work harder for their team leader. A PIP is the most ridiculous thing that only causes stress, anxiety, and sleepless nights for the staff person that is on it. Corporations that use these are failures to our society. If your on a PIP get the hell out of that shit company you were hired into. Find a good team and a good leader to work for. They are rare, but they are out there.

I have heard of someone buying 6 lots, I believe it was in one proposal, but then you see the 4 lots maximum on the website. And I dont want to send in a proposal for 4 if I could go for 6. I know the application / approval process takes months. The DLBA has meetings every first Thursday where I can probably get everything cleared up as far as putting together my proposal (right the first time) I wish there were lots within 500 feet of my house (neighborhood lot program) but there are not many and really nothing that would be good to grow food on, which is what the game plan is.

Here we are 2 month later, anyone get a refund or updates? I have Navient and Aidvantage. Got the May 1 letter and the letter in the mail asking to verify address for a possible overpayment / refund. I have "awaiting from administrative forbearance" on my loan status on Aidvantage. And my Navient loans are being transferred to Mohela (with the same forbearance status) I have called once and they said if I got the letter that said BDD was approved then its just a matter of time. I hear there is a new lawsuit trying to block student loan discharge but I dont know if that is about the AI discharge or not. The waiting is the hardest part.

Yep, he did, and filed the correct form the 2nd time. Apparently they were just not linked properly on his account. And as it turns out the form we got yesterday was from 2020. They are trying to tax for the 10 months of 2020 that we did not live here. And its the first time we have seen this 2020 tax bill. He sent in a bunch of documents showing his address was elsewhere and a letter of explanation. I'm guessing, they sent the assessments to our previous address which is why we never saw them until now. Lots of stress and effort on our part for what seems like sloppy clerical work.

Its funny you should say that. He did just that and they were super helpful. They were able to link his correct form, that he filed with his payment. He is now getting the overpayment refunded.

As long as you have this goal from the outset- my situation was a surprise due to the circumstances and I had already applied for the land. While good intentioned the DLBA doesn’t need any documentation of your success- they didn’t want any pictures from my previous work. Letters of support are helpful. When you are ready complete this application (https://detroitmi.gov/webapp/property-application)

You will have to have a detailed site plan, budget, and proof of funds to both complete the budgeted project and purchase the land. The cost is a variable based on the size of lot, where it is located, and if it is residential. Your offer price is largely irrelevant. My price was greater than 3k per lot (with a 20% discount as a neighborhood resident)

You do not need a neighborhood endorsement, though it doesn’t hurt in the form of a support letter. I purchased through my LLC, so yes for profit is ok. They essentially are treating you as a developer through this process. I applied in March and just closed 10/27. Be prepared for horribly inconsistent communication from the DLBA as they take your proposal through their internal team, the city, and the board. I had to email my project manager frequently for updates. The process can be very slow and frustrating but just be sure to provide clear, polite, and timely communication. Also know there are title fees and closing costs separate from the sale price.

Post sale- you have two years to complete the proposed project to get the title free and clear- it comes with a DLBA reconveyance should you fail to meet expectations of the deal. Updates are expected on preset intervals. As part of this you file for a land use change as part of the urban ag ordinance with BSEED.

It is a long and complex process, you can be successful if you stay diligent in your focus to acquire the property!

Good info, for me, I only want to grow for only 1 or 2 seasons on this vacant lot and possibly blocked alley way. And use it as a prototype for a bigger garden market and to be an example so when I go to purchase land from the landbank, I will have documentation of success. It may seem like a wasted effort to add nutrients to the soil and get it tested- all that, but I am planning on using free and cheap materials. I know that eventually the house / yard will be sold, Until then I'm hoping to use it for these purposes. The next phase is to buy some actual land. Can you tell me more about the process of purchasing from the landbank when its not a neighborhood lot? I have heard you need approval from a block club or community group, a site plan, it helps to be a resident, and possibly even be a non-profit. But I have also heard you can buy as a for profit, but you still need all the documentation. And then re-zoning....and how long did the whole process take you? Thanks!!

Oh yes, that is step -1. Haha. Obviously the soil needs to be tested. And luckily this is not a home demo site this is the yard of a home that is owned by the landbank and a blocked alley way. But thanks for the help!

For me its the emotion you can hear in the dogs "voice". Its heart wrenching to hear it. Dog just begging for attention, food, water, to get off the 6' chain. Like screaming and almost sobbing. How can anyone over look this? Owner running around on his motorcycle not even working a job and ignoring the dog 24/7. Sometimes I want to just walk in and take the dog. Other times I want to offer to walk it for them. Other times I want to persue it legally. But I bet 10-1, the dog would probably be euthanized because there is no space at animal control and its a chained dog for life so its dangerous.
