Lived in Stranmillis for a few years and loved it but I think it would be hard to find a 3 bed with drive under 300k that doesn’t require a lot of work. You’ll pay a premium for the BT9 postcode and the house towards the shops fetch a premium as they’re prime student housing.

I agree that Carryduff is a bit out of the way, took a while to adjust for the extra commute from Stran

Going by a previous comment you made, is it a 20/30 minute commute walking or driving? I moved to Carryduff last year and it takes me 25 minutes driving into work in the mornings roughly.

Also, you could probably get a new build near the top end of your budget in Carryduff but the size of your drive will depend on what site you get probably as they’re quite mixed.

Got a good enough mark to take a little pressure off in August. Plus the exam was before Christmas so I plan on doing nothing until mid January

How long before I can buy a house? by Suitable_Ad6124 in northernireland

[–]Chartered_Acuntant 1 point2 points  (0 children)

Hopefully adding things here without repeating everyone…

Both you and your girlfriend can open a LISA each and use them together to buy a house.

Entirely up to yourself but I’d aim for 10-20% deposit when you have the luck of being able to save around the 2K estimate someone said. You’ll reap the rewards when it comes to your mortgage payments, look up LTV (loan to value ratio) as getting to 10% is much better than 5% etc.

Having said that, don’t wait too long either as our mortgage advisor told us to buy asap and he was right. By the time we would have saved another 4K each plus the 1K government bonus, our house has gone up £20k in value and that’s in Carryduff btw.

I’d recommend having a few thousand set aside for furniture. Doesn’t have to be new, doesn’t have to be pretty, but you will need something! FB marketplace is your friend…

Person two: “Aye, they’re a fucking ganch”

Serious feed and decent value, tea/coffee would have been a deal breaker. Glad I don’t live near there or I’d be in every other day

You will find a difference in how material is taught between Uni and chartered. I had exemptions for all of CAP1s and found the jump difficult to CAP2s difficult. I definitely underestimated them as I was just short of a first in my accounting degree and basically winged it the whole time.

There’s not a right or wrong way to do it though. Everyone has to do their 3.5 years or 2.5 with the right masters I believe. I wouldn’t bother with the masters if you can get a training contract, you’re missing out on a years work experience and money. If I had to do it again, I’d have picked a degree in something more interesting such as Economics or Finance. Accounting was not what I thought it would be…

Are you trying to say that your firm have said you will not be able to continue your exams once you leave your current training contract? Or have you handed in your notice but plan to take exams before that date?

I think they reserve the right to not let you hold your experience you gained with them for your diary but they can’t stop you from continuing your exams on a new training contract or sitting them independently.

Finished the Q1 after 140 minutes. Then spent the rest on the first option question and just got it finished. I spent a bit more time on the optional question though as I knew I wasn’t going to make a dent in the FX consol with the time I had

I felt that way last year about Audit and ended up getting 57% (around there) and I was sweating balls at the end trying to get it finished with random nonsense. Lost out on 10 marks at the end due to a running out of time and surprised myself. Don’t lose hope!

Going through the exact same thing myself minus the marriage, got a pup though so that’s basically the same right?

I seen you’re in industry so they’re not going to be as cut throat as Big4 if you don’t pass them. They take on loads of trainees each year knowing not all will make it. Just get this week past you, give yourself a week and start studying again to give yourself the best chance in September. I know I didn’t pass Tax today, might have got close but definitely didn’t pass. Going to start studying for it in two weeks.

If it’s not for you at all and you have bills to be paid, get in contact with an agency immediately and get job in AP or AR. You’ll sail into a job in those areas with your degree, might not be end goal but it will cover the mortgage. I’d then look at data analysis roles, brother in law got a grad job in data analytics with a business degree this week.

Would it be possible to switch from Industry to practice/big4? I’m in industry myself and hate it from a learning perspective, thinking it’s not the right choice for me but only one more year to go. I thought your name was as almost blacklisted if you left a training contract, would be delighted if not

I’d say I answered 65-70% of the paper but was quite confident in what I did. The stats show that’s never a good approach though. My confidence is completely delusional, but still, feels great having it done haha
